Thompson says the 4ha corner site at 174, 178 Brigham Creek and 118A Hobsonville roads is now zoned Business, permitting it to be developed into any type of convenience retail or business use and with provision for apartments from the first floor.
"The property has huge scope for a new mixed convenience retail centre incorporating service stations, fast food outlets, restaurants, liquor stores, automobile and marine suppliers plus offices and residential apartments from the first floor of any development," Thompson says.
The land has a road frontage of 336m to Brigham Creek Rd and Hobsonville Rd with good profile exposure to the State Highway 18 Upper Harbour Motorway linking Waitakere City with North Shore City.
Bode says the land for sale is split into two separate business sub-precincts referred to as Business Precinct A3 and Business B.
Business A3 is intended to create a convenience retail precinct within the Hobsonville town centre with provision made for residential activities with apartments permitted above the ground floor of any development. Activities within this zone are subject to the working environment rules and city wide rules of the operative Waitakere District Plan. Business Precinct B overlay is intended as an extension of the former.
Under the proposed Auckland Unitary Plan the land has been identified as Mixed Use subject to the Hobsonville Corridor Sub-Precinct B2 overlay and under this buildings are permitted up to a height of four levels or 16m.
Bode says the expansion in the area will be the most rapid in the wider Auckland region and arguably the largest because of the availability of land, compared to South Auckland which is largely landlocked.
"The entire Hobsonville Peninsula has been identified as a major growth corridor and is undergoing one of New Zealand's largest urban transformations with several hundred hectares of land in the immediate area earmarked for future residential development," Bode says.
"The new town centre will cater for the growing residential catchment at Hobsonville Pt and the 67ha business park planned for the Hobsonville Peninsula to the south.
"The magnitude and pace of this expansion will drive employment and the requirement for commercial and retail activities in Hobsonville.
"The immediate residential catchment at Hobsonville Pt is already significantly wealthier than the rest of the Auckland region, with a median household income of $91,500 according to the 2013 Census - 20 per cent higher than the Auckland regional median.
"This wealthy population base is reflected in the price of new house sales at Hobsonville Pt with an entry price of $825,000 for a standalone home, compared to the Auckland median of $600,000."
Bode says Hobsonville Pt will include on completion a new primary and secondary school, 3000 new homes or about 7000 residents - equivalent to Devonport in terms of population.
It will also encompass a new marine-based superyacht building precinct and a coastal walkway with several hectares of new parkland.
Auckland Transport plans to undertake a multimillion-dollar upgrade of the Hobsonville Rd corridor to support the new developments planned for the Hobsonville Peninsula which is designed to accommodate a transit network of buses along with upgraded intersections, wider footpaths and cycle ways.
Brigham Creek Rd will also be widened.
