Split-level living seemed the obvious design choice for this sloping section in Remuera's Spencer St when Nimal Wannigama first viewed the 748sq m of land.
There was a flat area at the bottom of the section, but Nimal wanted to build near the top to capture the views over the suburb's houses and green areas, plus building following the northern slope would bring in more sunlight.
The idea was for his family to live here and he had the weatherboard house designed with six bedrooms to suit a large or extended family, but also in a way that each person would be able to do most of their living on just two levels so they were not constantly going up and down stairs.
"The brief to the architects was to design a split-level house because the house is on a sloping section and we wanted to capture the surrounding views and full day sun," explains Nimal. Every bedroom gets sunlight and the house is fully insulated and double-glazed so that natural warmth is captured during the day and keeps the house warm through the night. "You don't need to heat the house in normal Auckland temperatures," says Nimal.
Entry level is from a right-of-way off Spencer St and then through a double garage or the front door past a pebbled garden area.
This, the entry and middle level, has a large open-plan living area with kitchen, living and dining. There is also a room which could be a bedroom or study/office.
Down a level are two bedrooms, a TV nook and bathroom, plus ranch-slider access to the lawn. Nimal says he obtained permission to put in a swimming pool, but now he has decided not to live here he opted to forego the pool - however, a new owner could run with those plans.
Inside, two flights of stairs take you to the top level. This has a bedroom with bathroom, shower and spa bath, plus a large living area opening to the deck. But the best bedroom is up a few more steps - the large master bedroom with its en suite and walk-in wardrobe.
All decor in the house is neutral, enhancing the feeling of lightness and space.
This weatherboard home is solidly built and has a clean, crisp finish with high-quality fittings throughout. In the kitchen, these include an extra-wide Bosch oven and benchtop hobs, rangehood and dishwasher.
The garden has been professionally landscaped with the greens and reds of bromeliads, flaxes and cyclamens complementing the dark wooden fencing. The garden area by the entry is pebbled and the lower-level garden is barked and features more flaxes and small trees.
Nimal thinks the house will appeal to someone with a larger family. They will get a brand new house, filled with light and natural warmth. The owner could easily walk to nearby Victoria Avenue School, plus the house is in double-Grammar zone and close to Remuera shops and school and a short drive away from Parnell and Newmarket.
