Jarvie says it's a quality modern industrial tenancy in a high-demand area.
"The property has a key location within the fast-growing Wiri industrial precinct, close to the motorway network and Auckland International Airport. It will comprise a modern, high-quality industrial complex with large canopies, built to exacting standards. The site benefits from great truck access, with full drive-around capability and abundant on-site parking.
"Construction is still under way, giving tenants opportunity to customise space to requirements, ahead of moving in. With Auckland's industrial vacancy rate at an all-time low, this is a superb opportunity for logistics, distribution or manufacturing businesses to secure a top-tier lease in a highly coveted area."
Hugh Green Group has a strong track record in industrial development and leasing, among other activities. The Langley Rd property will be one of seven buildings owned by the company.
Asset and development manager Luke Sullivan says Hugh Green Group can tailor space to tenant requirements thanks to the early commitment secured by Colliers.
"Once Jamestrong committed, we modified the base build to accommodate their specific requirements. These included a three-story plant room in the warehouse and an enclosed canopy area of 1309sq m, both of which were purpose-built additions."
The building was designed by Williams Architects and is being built by Brosnan Construction. Completion is estimated in December.
Warehouse features will include precast concrete walls to 3m, post-tension concrete floors with 35kPa loading, eight roller shutter doors, a high stud with a minimum 9.3m clearance, and a 12m canopy.
The building will be fully equipped with fire sprinklers throughout, with the two-level offices to be air conditioned. The secure concrete yard offers access to and from Langley Road, and an exit only onto Roscommon Road. A prominent signage pylon on Roscommon Rd and three billboards on the building will ensure exposure for the tenants.
Hugh Green Group has significant interests in Wiri. Sullivan says the company's advantage in the area stems from the dual role of developer, plus committed long-term landlord.
"We've developed and leased to companies including Owens Transport, Thermo King, Cummins Engine Company and UD Trucks. The Langley Rd property is directly opposite the modern facility that we recently purpose-built for Penske Commercial Vehicles. We tailored the building to Penske's requirements, with a two-storey office block for sales and parts retail, a large parts warehouse, and a state-of-the-art truck workshop. Hugh Green Group retains ownership with a long-term lease, ensuring an enduring relationship with Penske that is beneficial for both landlord and tenant."
The company that became Hugh Green Group was co-founded in 1953 by Irish immigrant Hugh Green. Its interests have spanned engineering, earthworks, property development and leasing. The group has been involved in some of New Zealand's most significant projects, including the Marsden Point Refinery and the New Zealand Steel Mill, in Glenbrook. Alongside industrial interests, recent activities have included residential subdivisions in Auckland and Tauranga, and the development and leasing of retail and childcare centres in the Auckland suburbs of Flat Bush, Manukau and Albany.
The anchor tenant in the new Wiri complex, Jamestrong Packaging, is a leading supplier of metal packaging to some of Australasia's leading brands. Headquartered in Melbourne, the company has manufacturing plants in Victoria, New South Wales and Hastings. The Hastings branch produces steel food and aerosol cans. The Wiri operation will greatly expand the company's New Zealand manufacturing capabilities.
Brad Johnston of Colliers, says Wiri is the fastest-growing industrial precinct in Auckland.
"With convenient access to State Highway 1, SH20 and SH16 via the Waterview Tunnel, the area is an ideal base for manufacturing, logistics and warehousing. The premises for lease are only 2km from the Wiri Inland Port, 4km from the Manukau city centre and motorway interchange, 8km from Auckland International Airport, and 25km to the CBD and Ports of Auckland."
