"The property is strategically located less than 1km from the Northwestern Motorway interchange at Lincoln Rd and only 15km west of Auckland's CBD," Chand says.
"With its superb location, the site offers opportunities for developers, land bankers and owner occupiers.
"The property is held in one title and offers a generally flat contour, making it ideally suited to a wide range of retail, commercial and industrial uses.
"It has an existing resource consent for the development of a major retail homeware store, providing a blueprint for one of the many potential development options."
Seymour says the 31,373sq m development site is ideally positioned to drive growth in the Henderson area.
"The property is only metres from the intersection between Central Park Drive and Lincoln Rd, with exposure to Lincoln Road's daily traffic of more than 42,000 passing cars," he says.
"Both roads are thriving thoroughfares that connect many of Auckland's largest western suburbs to the Northwestern Motorway, providing excellent links to the CBD, northern and southern suburbs.
"Major transportation upgrades are planned and many national and international brands already positioned in the area."
Seymour says Henderson is a thriving retail, commercial and industrial hub that has undergone substantial development in recent decades.
"The wider West Auckland area has experienced expansive economic and demographic growth," he says.
"The 2006 Census found the population of the former Waitakere City grew by 186,447 or 10 per cent in the five years from 2001.
"Growth has continued apace since amalgamation under Auckland Council, with the population of the Henderson-Massey area alone increasing by 8898 or 9 per cent between the 2006 and 2013 censuses."
Seymour says the Auckland Unitary Plan has identified Lincoln Rd as a 'growth corridor' primarily for business, light industrial and residential.
"The road plays a strategic role in Auckland's freight network and is a key feeder of the recently completed Western Ring Route following the opening of the Waterview Tunnel.
"The tunnel provides an alternative link between Auckland's southern and northwestern areas by connecting SH16 with the Southern Motorway (SH1) via the Southwestern Motorway (SH20)."
Herdson says the property offers two road frontages onto Central Park Drive and the recently completed Soljan Drive extension, as well as access from Lincoln Rd.
"The site benefits from a resource consent, valid until June 2021, for the development and operation of a homeware retail store on two levels," he says.
"The proposed 27,275sq m development includes bulk retail, store rooms, a large loading area, a cafe, office and amenities, plus open air car parking for up to 354 vehicles."
Herdson says the site is zoned Business Light Industry under the Auckland Unitary Plan.
"Permitted uses include industrial and rural activities, workers' accommodation, service stations, dairies, drive through restaurants, show homes, food and beverage services, garden centres, motor vehicle sales, marine retail, trade suppliers and emergency services.
"Offices, retail and tertiary education services that are an accessory to an industrial activity are also permitted."
Herdson says interest in the property is expected to be strong.
"Development opportunities of this scale are rare in such a fast-growing, highly sought area," he says.
