A prime commercial development site in Great South Rd — and backing on to the Auckland University of Technology's (AUT) South Campus — is for sale through Jarred Hill of JLL.

Zoned under the Auckland Unitary Plan for Business Mixed-Use, the site at 630 GreatSouth Rd, offers commercial developers the flexibility with the potential to build office, industrial, retail and warehousing.

Hill is selling the 5425sq m plot of land by a tender process, closing 4pm on March 28.

"Accessibility, road frontage, closeness to public transport, anticipated population growth and the supporting infrastructure of this site makes it a rare find," he adds.

It has accessible directly via Great South and backs on to the 8ha AUT South Campus, which has around 1800 full-time students on various studying programmes.

To the north of the property is an established residential area, providing an immediate and established customer base for commercial retail or service activities.

It is within easy walking distance of the major regional shopping centre, Westfield Manukau, and many notable commercial buildings including the Manukau Supa Centa and the Manukau City Station – all within a 15-minute walk.

Hill says that the property is ideally suited for activities that benefit from its prominent roadside position.

"It has a 51m frontage along the eastern side of Great South Rd, a principal road with average daily traffic of 26,000 cars."

It is also just north of the major inter-section of Great South Rd, Te Irirangi Drive and Cavendish Drive intersection as well as nearby motorway links to State Highway 1 and SH20 giving quick access to the wider Auckland region and Auckland International Airport.

"It's around 14 minutes' drive to the Auckland International Airport and 25 minutes to the City Centre."

Nearby public transport links further bolsters the property's position, Hill says. "The Manukau Railway Station is a 1.4km walk away and, as the terminus of the Eastern Line, it is the eleventh busiest train station on the Auckland network. Around 1650 passengers pass through the station on a typical weekday while during the two-hour morning peak, about 400 passengers board at Manukau, up from around 150 in 2014."

In addition, the $49m Manukau Bus Station, which was completed in 2018, provides additional capacity for public transport to and from Manukau Station along with easy bus-to-bus and bus-to-train connections. The new station has room for 23 buses at-a-time, and will handle 470 buses and around 5,500 passengers each day.

"These links will help support the wider regeneration plan for Manukau, delivering new commercial opportunities that will attract more people," says Hill.

Significant growth is expected in Manukau over the next 30 years with the residential population expected to increase from around 6000 households today to over 10,500 by 2048.
