"It is ideally suited to a single tenant which needs a high grade, clear span warehouse and office facilities within a five minute drive of the airport," he says.
The property was built to a high standard for Hellmann in 2000 as its main warehouse and headquarters in New Zealand. The warehouse covers 6350sq m with heavy duty 150mm thick concrete floors.
There is 1690sq m of office space over two levels and a 1654sq m breezeway canopy with walls on two sides providing protection in all weather for unloading containers and trucks. The large yard also has a separate concrete container drop down area.
"The drive through canopy and the additional yard space are very nice features for a new tenant," Jarvie says. "There is plenty of room for parking, setting down containers and manoeuvring trucks.
"If a new tenant's business grows and the need for more space is envisaged for the future, the landlord is willing to expand the warehouse another 3000sq m, for a total of over 9000sq m, to suit requirements."
Hellmann has 245 offices in 56 countries, employing 85 people in New Zealand. Due to its fast growth in recent years the company has decided to consolidate operations in a new building on George Bolt Drive due for completion in late 2015.
Johnston, who concluded the design-build deal for Hellmann's new facility, says the airport district is a developing hot spot for tenants and owner occupiers. He has leased more than 160,000sq m of industrial space in the airport precinct over the last nine and a half years including new design-builds and existing buildings.
"We are seeing massive growth in the logistics industry and many national and international businesses have been expanding their operations in the airport district, such as DHL which has leased two existing buildings and has just completed a new build," Johnston says.
"A lot of companies are trying to plan for their anticipated growth and need a site like this that will allow them to expand their warehouse capacity as their storage needs increase."
Hooper says the airport is becoming a preferred destination for warehousing and transport firms.
He says the completed Western Ring Route will give dual access routes to the airport by 2017.
