"This is suited to a wide range of light industrial or manufacturing businesses, having a key road-front position near the Northern Motorway and a relatively low ratio of office/showroom to warehouse space."
Tankard says the building's earthquake rating is 130 per cent of the New Building Standard (NBS). It is an approved transitional facility for 20ft containers; is fully sprinklered and stands in a part of Birkenhead zoned for Light Industry, under the Auckland Unitary Plan.
"This is a 1970s building with concrete foundations, block walls, with timber framing, piles and roof trusses," adds Tankard.
"It is Gib-lined with aluminium joinery, long run iron roofing and is clad in fibre cement-board with corrugated iron roof."
He says the combined area of the building is 897sq m — split between a basement warehouse; a ground floor warehouse (with showroom) and a mezzanine office. The street level warehouse has dual roller door entrances and excellent natural light.
Tankard says at July 1 last year, capital value was $2,150,000 — breaking down to a land value of $320,000, plus improvements of $1,830,000. Outgoings included $4218 for body corporate and rates of $8055net.
Bruce says the extensive warehouse or factory space in the unit makes it a functional building, potentially suiting a huge range of businesses. "It has the bonus of being in the centre of Birkenhead near the motorway," Bruce points out.
"Two levels of vacant warehouse space means it is ideal for owner-operators or savvy investors who, in this high-demand area, will have no issues finding good tenants," he says.
"There is enough space for one tenant or owner-occupier to take on part of the building and lease out office or warehouse space."
