Two Auckland industrial properties, marketed by CB Richard Ellis in its latest Investment Navigator portfolio, are expected to appeal to owner-occupiers.
The properties at 61 Tidal Rd, Mangere, and 15 Copsey Place, Avondale, are being marketed by Pierce Corbett, CBRE's national director. "Owner-occupiers are coming back into the market, driven by a favourable credit environment and low interest rates," says Corbett, who is selling the Copsey Place property with colleague Bruce Webb.
The prime light-industrial complex at 15 Copsey Place, just off Rosebank Rd, is for sale or lease by expressions of interest, with offers preferred by the end of next month.
"The property encompasses two adjoining titles totalling over 1ha and the buildings are a well-appointed mix of office to warehouse," Corbett says. "They are well-presented and lend themselves nicely to be segregated for multiple tenancies for mid-size business occupants. This is an opportunity for occupiers wishing to expand within the Rosebank precinct without attracting exorbitant relocation costs."
The property has good access, multiple roller doors, large canopies and a motivated landlord looking to divest or seek long-term occupancy arrangements.
Corbett, who is selling 61 Tidal Rd with CBRE's Claus Brewer, says this property represents an opportunity to own a large industrial site only a few minutes from Auckland Airport.
It comprises a 4234sq m facility with 90 per cent warehouse space, and an ample yard area on a large 8094sq m site fronting the southwestern motorway near the airport. Marketed on behalf of Kent Enterprises, the property is also for sale by expressions of interest, with offers preferred by the end of November.
The site is set up for cost-effective manufacturing, warehouse or storage operations, says Brewer.
