One of the best buildings in the sought-after Airport Oaks industrial precinct is up for sale for the first time since it was purpose-built five years ago. It comes with spare land at it's rear on which two industrial units could be developed.
The 1692sq m architecturally designed showroom, office and warehouse facility of a privately owned property trust at 5 Airpark Drive is solidly built, and arguably one of the best industrial premises of its kind in Auckland, says Peta Laery, of marketing agent Bayleys Manukau.
"If I had either a tenant looking for space or an owner-occupier wanting to move into this area, who wanted the very best building available, this is the one I would bring them to."
Meanwhile, Ceratelle Marketing has taken a new three-year lease over the property at an initial net annual rental income of $195,000. Laery says the company's core business is importing and distributing housewares to major chains and specialty houseware stores nationwide. It also distributes via a facility in Australia.
The property is being sold by a privately owned property trust that is freeing up capital for another investment business opportunity. It goes up for auction as part of Bayleys' latest Total Property portfolio on March 31.
The front of the standalone building offers 385sq m of modern office and showroom accommodation over two levels, in an attractive, full-height glass fa ade with stone plinths and a fully landscaped front garden.
Access is through a central set of double doors that open to the foyer and a flight of stairs leads to the upper level. On the ground floor is showroom, office, boardroom, lunchroom and amenities space.
The upper level is partitioned to provide for a reception area, meeting room, various offices, further amenities and a tearoom. Laery says the offices are fitted out with particularly well-detailed glass partitioning with dark timber trims and matching floor coverings.
The 1307sq m clear span warehouse at the rear has a stud height of 8m at the knee. She says the warehouse has excellent natural light through a series of Clearlite panels in the roof and has two wide roller doors.
Laery says industrial land is now starting to sell again after a bit of a lull in the market in 2009; anyone looking for it, particularly close to the airport, might find there is not much choice. The freehold site has approximately 2500sq m at the rear ready for development. "Either the existing building could be extended in the future, or two industrial units could be put on the back and leased."
She says Airpark Drive is very close to the airport, and the property is opposite a new business hotel, Ventura. It is also close to the site of another hotel soon to commence construction. In the wider vicinity are various businesses that need good airport access and include freight forwarders, logistics and tourist-orientated companies such as Helmann logistics, Conroy Freight, Bendon, DHL, Express International, Mondiale, Expeditors, Schenker, Maui Campers and Jack Links.
