For such a large property, Moira Howson loves how easy her house is to live in and maintain.
She made sure it was when she called in architect Graeme Wrack to design the additions she wanted when the family made major renovations in 2013.
"We looked everywhere to find a five-bedroom house with a garden and a pool and we couldn't find one so we thought, 'Well we've got the land, we'll just do it where we are.' So we moved out for six months and got this built."
"Every bedroom bar one opens into the garden, so there's total indoor-outdoor flow all around the house, and light everywhere."
The room without outdoor access is the upstairs master bedroom, which has a sweeping view, plus a walk-through wardrobe and en suite.
"You wake up every morning and you look at the view, out to the sea, out to Rangitoto.
"You see the boats, you see the clouds, you see the change.
"In summer you see the sun rise over Rangitoto in the mornings and in the evenings on a full moon you get the moon right up there reflected off the water. It's stunning."
There is also a downstairs guest room, which was the original master bedroom, says Moira.
The au pair has this room now, but it would be perfect for extended family or visitors.
There are also multiple living areas, a children's wing, a large laundry with storage and a cupboard for the ironing board.
The kitchen is open plan with a large island bench and throughout the house the stud is high, and there's plenty of light and that indoor/outdoor flow.
It's a great house for entertaining, and when Moira her three children, her partner and his two children are all here, the house absorbs them all. "You could have 12 kids here and you don't even notice."
What was the laundry on this level has become a utility room. And setting off the house beautifully is the garden designed by Robin Shafer and put in by Adam Shuter.
"I chose Robin because I'd seen a house with a really nice garden and it was by Robin so I got her in to do the design and then she recommended Adam to actually come in and plant it, but the thing is, it's very low maintenance.
"It's all layered and it's starting to really come into its own. "
"It's amazing. You don't really have to weed, you just have to prune and cut things back and it's fully irrigated, too."
The location is also great, she says, with Mairangi Bay up the road and Campbells Bay beach only minutes away.
Moira is moving because she is spending less time at home these days.
