A three star motel property and business is for sale as a freehold going concern in Ellerslie with its American owners stating they want the complex sold.

The buildings occupy about 990 sq m on a freehold Business Area zoned 2317 sq m lot.
The owners of Sai Motels Limited say the hospitality business caters to a variety of tourists from abroad and locally.
The motel is situated in a central location with good transport links close to the Ellerslie railway station and State Highway One southern motorway Penrose interchange - about 15 minutes' drive or 9 km to the Auckland CBD in off peak hours; and 15 to 20 minutes or 16 km by road to Auckland airport.
Event centres attracting clientele nearby include Ellerslie Racecourse, Greenlane Hospital, Mt Smart stadium, ASB Showgrounds and the Sylvia Park Shopping Centre.
"Across the road from the motel is the Millennium Business Park and just down the road is Central Park - both multi building business office complexes," de Jong says.
De Jong says the complex comprises two separate buildings containing 30 rooms including a a ground floor office and on-site managers' unit on the first floor of Building One. The laundry and games room are located on the ground level behind the office.
Overall construction is of concrete foundations and floors with some units built of brick and others plaster over brick. The corrugated iron roof has recently been painted. Internal walls are of plasterboard and the joinery is wood.
The property is zoned Business 4 under the Auckland City Council's operative district scheme which allows a maximum height of 15 metres.
Lewis says that under the Proposed Auckland Unitary Plan due to come into effect in 2016-2017 the height restriction will be increased to 20 metres with the zoning being Business Light Industry.
"The objectives and policies of this zone include the ability of light industrial companies to locate and function productively within the zone," Lewis says.
"Retail activities are limited to convenience retail to service the local working population, together with trade suppliers, motor vehicle sales and garden centres.
"Council aims to manage the zone in such a way that it enhances any adjoining residential or public open place zones and does not adversely affect the safe and efficient operation of the transport network, particularly for freight."

Offices that are an accessory to an industrial activity on site are permitted as long as the gross floor area does not exceed 30 per cent of all buildings for a total of 100 metres. There are a few other specialist permitted activities with non complying activities under the proposed zoning including large format retail stores and dwellings.
Lewis says an Initial Evaluation Procedure (IEP) assessment indicates an overall seismic rating of at least 70 to 90 per cent of New Building Standard (NBS) which is well above the threshold for potentially earthquake prone buildings at 34 per cent NBS.
"Because motel buildings are already in accordance with the current seismic legislation no further action is required."
Lewis says the current management would consider staying on under new ownership if desired.
