"Customer service and call centres could suit the office spaces particularly well."
The construction of Building One follows the completion of the Genesis Building this year, another uncommitted development leased to Genesis Energy and Restaurant Brands before construction was finished.
Scott Campbell, development manager at Goodman, says the successful leasing of the Genesis Building has proved that conditions are right to proceed with constructing Building One on an uncommitted basis.
"We're confident that improving levels of business activity are contributing to ongoing demand from office occupiers, and on that basis we have opted to proceed with the development without initial tenant commitment," he says.
Gallaugher says that with limited competing supply the timing of the development should ensure successful take-up from occupiers.
"Building One is the only new construction under way in the southern corridor and given the demand from businesses looking to move to new, modern, well-located office space, we are expecting plenty of interest."
Designed by Architectus, which has master-planned the entire Central Park project, the building will offer large, open office areas ranging from 700sq m to full floor plates of 1430sq m on levels one and two. There are also options for larger businesses to take more than one floor. Internal car parking will also be provided.
The building will be constructed to the newly introduced NABERS NZ standard, which is expected to become a mandatory "green benchmark" for the construction industry. It will incorporate a variety of sustainable design elements including high-performance glazing and insulation, intelligent lighting design to reduce overall occupancy costs, and low-flow water systems and tapware to improve water efficiency.
Central Park at 660-670 Great South Rd, 6km from the Auckland CBD, houses 40,000sq m of office space and is home to 52 businesses. The 10 multi-level buildings within the complex house over 2000 employees and have a 98 per cent occupancy rate.

Tenants in Central Park have access to Goodman's property services team, a landscape manager and support staff, complemented by a 24-hour-a-day, seven-day-a-week service desk.
