With the name Hobson Gardens, Hannah Hong says it is fitting that she and her family identify the property's front garden as making their apartment building stand out from the crowd in the Auckland apartment market.
"I couldn't find any big space like this in other apartments," she says.
Hannah's mother, Joonyoung Song, bought the third level, freehold apartment around 2007, first living here but primarily as a home for her university-aged daughters Clara and Hannah.
Being new to apartment living, she liked the size -- around 110sq m -- and that a parking space was included in the price. The building, between upper Hobson and Nelson streets, with exit/entrances to both streets, was close to the girls' university and then their workplaces in the inner city, with easy access to the motorways.
And that outdoor space is enough room for Joonyoung's now 2-year-old granddaughter to ride her bike safely with her friends in the area.
There are 97 apartments in the two towers of Hobson Gardens. On the entry level there is a gym, sauna and spa for residents.
The previous owner kept the apartment tidy and clean, so the siblings were able to move in without the need to redecorate or make any other changes.
The apartment has a large open-plan living space as you come in, with dining/lounge/kitchen and breakfast bar counters, plus two bedrooms (with Juliet balconies) and two tiled bathrooms (one of which is an en suite).

The laundry is off to the side of the kitchen and storage space throughout the apartment is generously sized.
The apartment faces Nelson St, looking out to city buildings, enjoying a glimpse of the harbour bridge, and gets early afternoon sun.
Hannah says her mother is selling because she mainly lives overseas these days.
"The three of us were the dwellers. And we are all moving out now and she is going back to Korea."
She thinks the apartment will appeal to a wide selection of potential buyers. She says her mother looked upon the apartment's community as a friendly neighbourhood with its mix of old and young, predominantly owner-occupiers.
"I think this place is for almost everyone. Two rooms are evenly spacious. Small families with a baby, students, workers and retirees, I could see any of them living here."
The Hobson Gardens building was refurbished last year, windows double-glazed and it has a new Code of Compliance certificate. Ready for new owners to move in, there's also scope for some Kiwi DIY, replacing the carpet, repainting the walls and modernising the kitchen.
