Algie says there are considerable opportunities for an owner to build on a variety of business income streams created by the Martins.
He says Anne Martin has continued to develop the vineyard, producing award-winning wines and offering a cellar-door facility.
She also runs a wine distribution business under the Karaka Point Vineyard label, which is being offered for sale separately.
A substantial orchard includes limes, oranges, mandarins, lemons, grapefruit, macadamias, feijoas, plums, figs and an olive grove.
"They are all popular at local and Auckland Farmers Markets and by restaurants as all the products are spray-free," Algie says.
A newly refurbished five-bedroom, three-bathroom homestead on the property comes with a heated 12m enclosed swimming pool and a gym and sauna.
It also has three lounges, a gourmet kitchen, a dining room and a conservatory dining area.
"The homestead became an upmarket guest lodge in 2006 and was well patronised until it was leased at a considerable rent," says Algie. "The accommodation option could be pursued again, perhaps for a superior bed and breakfast operation or to accommodate small groups.
Several open spaces with wide, sweeping lawns also offer the possibility of future development for commercial ventures."
A 180sq m cellar door and "feasting hall" building, framed by grape-laden loggias and a courtyard with a fountain, can cater for 150 guests. The property can hold up to six major functions a year but there is the possibility to extend this with resource consent.
"Extending the number of functions the property is able to host would also increase the opportunities for generating further income from the vineyard," Algie says.
The 4.5ha vineyard, established in 1994, has 5000 vines and produces 17,000 litres of wine a year, mostly syrah and the balance chardonnay.
An additional area of 0.8ha has been prepared for vines with post and wires erected and the land ready for planting. This could produce another 2800 litres of wine.
Algie says the property, which has a 2011 capital valuation of $880,000, has been extensively landscaped over the years and is located on a site chosen for its gentle maritime climate, its north-facing aspect and free-draining soils.
"It is in a stunning, serene setting with well-established gardens and trees and north-facing vineyards enveloping the three lakes on the property.
"Each lake is graced by majestic trees, sweeping lawns and one of the finest private collections of European statuary which is included in the sale."
Shares to the communal bore which supplies water to the property will be included in the purchase price.
