Silverdale site ripe for development

One of the last under-developed sites in the middle of Silverdale's booming commercial centre north of Auckland is for sale presenting multiple opportunities to owner occupiers, investors and developers.

"This is arguably the highest profile site in Silverdale," says Shoneet Chand of Colliers International who, with colleague Matt Prentice, is marketing the standalone 2440 sq m freehold lot at 2 Silverdale St, for sale by deadline private treaty closing on December 2,unless it sells before that date by negotiation.

"Its position alongside the Hibiscus Coast Highway exposes it to more than passing 35,000 passing vehicles daily," Chand says. "The under-used coverage of the site, currently occupied by a car yard, is a rarity in Silverdale and renders it ripe for development. Its immediate appeal is to yard based businesses like car sales, car rentals and storage businesses which would benefit from having excellent signage exposure to the highway and the site's generous road frontage layout."

The property is tenanted by Rodney Vehicle Sales Limited on short term lease, generating a total annual net income of $55,000.

On site is a 250 sq m, two-level building constructed of weatherboard with a steel roof.

Currently zoned Retail Service, the site it is classified as Town Centre under the Proposed Auckland Unitary Plan (PAUP).

Prentice says this zoning allows a wide range of activities, including residential and commercial and makes the property ideal for a Mixed Use development. The lease would provide new owners with a useful holding income while they considered the site's massive potential.

"The car yard is only 600 metres from the $75 million Silverdale Centre, which has been a huge commercial success," says Prentice.

"Silverdale has significant projected growth both in terms of population and commercial activity and has already recently surged into public awareness thanks to several large tenants who consider it a prime location for substantial investment.

"The Warehouse, Countdown and other national and international retailers signed up for space in the Silverdale Centre before construction was even completed.

"Since the centre's opening in late 2012, several other large retailers such as Pak'nSave and Bunnings have recognised the strong growth fundamentals of the area and opened stores."

Prentice says Silverdale is quickly evolving into the commercial heart of the Hibiscus Coast, catering to a growing population.

"The new Millwater subdivision nearby is due to house 10,000 residents on completion and will include a swimming centre, gymnasium, kindergartens, primary and secondary schools.

"The primary catchment population around Silverdale is expected to grow very quickly with projections of 57 per cent growth between 2011 and 2031 when there are expected to be 140,000 people in the former Rodney District area.

"This growth rate is higher than the adjacent North Shore and that of the overall Auckland region."
