North Shore properties being offered for sale in Bayleys' latest Total Property commercial and industrial portfolio, include a variety of office buildings in Albany and a potential development site in Birkenhead.
Five tenanted investment properties on the corner of Orbit Drive and Apollo Drive and in William Pickering Drive in Albany are for sale individually by private treaty through Caleb Belling and Damian Stephen of Bayleys North Shore Commercial.
Belling says the units are located in modern low-rise buildings in quality office parks and are producing net annual rental income from $58,705, which he says puts them within reach of smaller to medium-sized investors.
Four of the offerings are situated in the Apollo Technical Park which Belling says is one of the most sought after office parks on the North Shore. One of the units is tenanted by the New Zealand subsidiary of Procter and Gamble, producing net annual rental income of $108,554. It has a six-year lease from October 2008, with two three-year rights of renewal.
Another offering is leased to international pharmaceuticals company Novartis (NZ) at $62,050 per annum and Xiocom (NZ), a global provider of integrated wireless broadband services, at $94,200 annually. These units are on the one title and are being offered for sale as one lot.
The other units for sale in Apollo Technical Park are leased to Enigma Publishing, a specialist in software systems for health professionals, and Jet Design Studio Ltd at $111,400 and $58,705 per annum respectively.
The remaining unit, at 27-29 William Pickering Drive in the North Harbour Industrial Estate, is occupied by Max Fitness International College and is producing net annual rental income of $69,415 from a six-year lease which commenced in March this year. The college is an educational institute for fitness professionals which operates in New Zealand and Australia.
Also for sale in the North Harbour Industrial Estate is a 3588sq m warehouse and office complex on a 6114sq m site in Rothwell Avenue with a lease to long-standing tenant Clairant New Zealand. Headquartered in Switzerland, Clairant is one of the world's largest specialty chemical companies and is represented by more than 100 group companies around the world employing more than 20,000 people.
It has a five year lease from September 2009 with a further five-year right of renewal. There are annual CPI rental adjustments for the remainder of the existing lease and two-yearly reviews to market after renewal.
The property is for sale by private treaty through Laurie Burt and Matt Mimmack of Bayleys North Shore Commercial. Burt says the tenant has made a significant investment in the building's infrastructure. The property has had extensive renovation work undertaken recently, including a refurbishment of the 997sq m of office space and a new building facade last year plus a new roof this year.
For sale or lease, through Nick Howe Smith, Trevor Duffin and Christina Heaven of Bayleys North Shore Commercial, is a vacant 959sq m two-level office building at 2a William Pickering Drive that was built for the BNZ Bank in 1997.
Duffin says the standalone building was developed to high specifications for the bank and is air conditioned throughout with most of its extensive high quality fitout still intact. He says the 514sq m ground floor has a generous four metre stud height and would lend itself to office and/or showroom or customer service type activities. High says the site is in a commercial zone but is surrounded by residential property.
It is strategically located within the thriving suburb of Birkenhead about 600m from the Highbury Shopping Centre on a major arterial route from Birkdale, Beach Haven and Chatswood to the Auckland CBD.
The road which links with Onewa Rd and onto the motorway interchange has over 10,000 vehicles passing along it daily.
There is currently around 300sq m of buildings on the split level site, which is in two titles. The front of the site is occupied by a 180sq m building which was previously used as a service station and has an overhead canopy.
