Location is the drawcard for this Newmarket apartment. For one thing it's in the double grammar zone, offering an address for someone wanting their children to go to the prestigious schools nearby.
It's also on the doorstep of the Broadway shops and Newmarket train station, meaning that a car isn't a necessity.
Cafes, shops, cinemas, parks and other amenities are within easy walking distance and, if you need to go farther afield, train and bus services are all close.
The proximity to the CBD was definitely one reason Xi Li bought this two-bedroom apartment at 176 Broadway in July 2010.
He lived here for two years, appreciating its central address. He and his partner worked in the CBD and they liked the convenience of being able to take the lift to the entrance to the railway station and train into the city.
Their apartment is on level five of the seven-storey Queen's Lodge building. Five lifts service the building and there are two different entranceways from Broadway as well as access from two levels of car parking and the train station.

Inside Xi's apartment you come straight into the kitchen area, which has ample bench space, storage, F&P oven and DishDrawer, benchtop elements and extractor fan.
There are double sinks plus a waste disposal. The kitchen flows into the open plan dining and lounge. Two bedrooms are on the left of the apartment along with two bathrooms, one of which houses the laundry.
The bathrooms are configured so they can act as en suites for the bedrooms. Bathrooms are tiled, a vinyl floor covers the kitchen, and the bedrooms and living areas have carpet.
There is no scenic view as such, but light wells and open spaces along the corridors allow natural light into the apartments. The building also has shared courtyard spaces.
Xi Li now lives in China.
"This property is rented out, current rental is $520 weekly," he says. "It is very easy to get tenants because it is such a great location with four schools in this zone.
"I liked the scale of this apartment. And it is in a fantastic business and school zone."
He says his apartment is a great place for a family to live or for someone to buy as an investment because of the location.
