When Vanessa Tam briefed Construkt Architects on the design for the Proxima Residences in Eden Terrace, her key message was "modern apartments that we would want to live in ourselves".
"Being on the city fringe area, we wanted to offer people options where they can be in slightly bigger apartments with bigger balconies," she says.
"And we have asked the architects to maximise our views as well, as they are stunning." Construction of the 64-apartment freehold development is scheduled to begin in October and estimated to take 16-18 months.
"This is our first development," says Vanessa. "This piece of land has been family owned for about 20 years. It is exciting for us to finally develop it.
"Newton is one of those areas that is city fringe but it is also really central. Proxima is a play on words on proximity."
For sale are one- and two-bedroom apartments, with study options, as well as some three-bedroom penthouses. The building will have nine levels, including three and a half levels of car parking.
"We worked with Construkt to get variety and a range of price ranges for people to choose from," says Vanessa.
"Our primary target market will be people who are looking to downsize or professional couples who want to be close to the city but still have an apartment where they can live. And it is large enough to entertain.
On most of the levels there will be 10 apartments, with views ranging from out to the city, harbour and the Sky Tower, or Mt Eden.
One-bedroom units facing east and west will look to the Waitakeres or the surrounding cityscape.
A drone was sent up to the proposed heights of each level so interested buyers can get an idea of views.
The building construction will be concrete and steel with timber soffits and glass balustrades on the balconies. Inside, the apartments will have timber floors, master bedrooms with walk-in wardrobes and tiled en suites, and floor-to-ceiling joinery.
"We have tried to incorporate some organic feel into it with the wood on the exterior," says Vanessa.
"Right from the start the brief to the architects was quality and also oversize. All the apartments have balconies. They are important in terms of living comfort and outdoor living, especially for Aucklanders. The balconies measure from 8sq m to 26sq m for some of the two-bedrooms.
"It is about quality living spaces and that is our focus. It is one of those projects where we have brought people into the team who are passionate about creating apartments and I think that is showing in terms of floor plans.
"We have Matisse kitchens and Miele appliances, integrated fridges and dishwashers. We haven't held back in terms of spending to give people a space they will enjoy living in."
Schneider home automation packages are available, and electric car charging will be available if requested by enough buyers. The building will be pet-friendly.
Vanessa says being in the city fringe, apartment owners will have quick access to the motorways and can easily walk to Upper Queen St, Ponsonby, Kingsland and K Rd.
