A few retail spaces remain available at the ground level of the NZME Building on Victoria and Graham Streets, Auckland City.
Commercial real estate company JLL is pitching 151 Victoria Street West as the place to be for creative and media companies.
Retailers have the chance to get into one of Auckland's best buildings, with hundreds of creative and tech industry workers passing by each day, says JLL's head of retail Chris Beasleigh.
The 20,000sq m building at 151 Victoria Street West is home to NZME's media brands, including the New Zealand Herald, News talk ZB, ZM and Grab One.
"This is the place to be for creative and media companies. Retailers that have set up shop in the Graham Street area are thriving," Beasleigh says.
"Being a media company, NZME has people working early and late shifts, so there are people passing by at all hours."
He notes that BDO New Zealand has announced it is moving into the building in late December and that it will be renamed the BDO Centre. Meanwhile, the last of the available office space in the building has been taken by global freight company Kotahi.
"However, there are still a few retail spaces available at ground level on Victoria Street and Graham St. These are targeted at food and beverage or service retail operators and range in size from 56sq m to 81sq m. One of these is a 78sq m space on Graham Street, with a 16sq m glass pod in the building's courtyard. This would allow a food and beverage operator to offer takeaway coffee or something similar from the pod," he points out.
There is also an 118sq m space available on Hardinge Street, next to Hello Mister. All of these spaces are being marketed for lease by Beasleigh and Ranesh Parmar of JLL.
NZME occupies the ground, first and second floors of this multi-award winning building. It has 12 radio studios with glass walls, which are visible from the public areas.
Pernod Ricard, Mersk and Meredith Connell are also tenants in the building.
The floorplates on each level are 3100sq m and each floor can accommodate upwards of 300 staff.
Just next door, the Spark building is home to a further 2800 office workers. Both developments were created by Mansons TCLM Ltd.
The magazine publishing company Bauer Media Group is 400m away, at the City Works Depot on Wellesley Street West.
"The design values exemplified in the construction of the building at 151 Victoria Street West have been lauded widely," says Beasleigh.
"At the Property Council New Zealand's Property Industry Award awards the year the building won the Rider Levett Bucknall Supreme Award. It also won the Hays - Commercial Office Property Award.
"The building has a five Green Star rating thanks to the sustainability principles employed in its design."
The property is between Victoria St West, Graham St and Hardinge St and its two buildings are linked at levels one, two, four, and five by suspended walk bridges within a glazed atrium.
Chief judge of the Property Council awards, John Dunn, said he was delighted that the supreme award went to this development.
"The NZME building is an outstanding property development. Not only did it deliver an exceptional financial result for the developer, but high levels of sustainability were incorporated into the design and exemplary tenant usability and satisfaction have been achieved."
The location has excellent transport connections with several major bus routes in easy walking distance. It is handy to the Nelson Street cycleway and the motorway connections. It is walking distance (1.7km) from the train station at Britomart. Once the City Rail Link is completed, the new Aotea station will be just 1km away.
Retailers at 151 Victoria Street West include Pita Pit, Toshi Sushi, Vikki Lane Bar & Kitchen, Hello Mister (Southeast Asian street food) and a barber. "Our retail property specialists are bringing knowledge, contacts and experience to get the right mix of food and beverage operators into the development," Beasleigh says.
"JLL has agent who are the experts in the food and beverage sector. Combined with the skills in JLL's leasing, research and valuation divisions, what we offer is a complete service."
