Laurie Fenkner and Katherine Costain liken walking into their St John's Park property for the first time two years ago to walking into a resort.
"With the pool and all the outdoor living areas, we felt as if we were in a Hawaiian condo. Both of us decided immediately that it would be a perfect home for us and our daughters Halle (12) and Hayden (9)," says Laurie, who is American.
"There's so much value here and of course, we couldn't help but love the views across Remuera Golf Course, with One Tree Hill in the background."
Katherine, a Kiwi who has lived in the USA for most of her adult life, says that the girls are very sporty, like her.
"It's so handy here for their netball, tennis and soccer and they can catch the school bus just a block away."
The brick-and-weatherboard house was constructed in the mid-1980s but has been completely refurbished since then. It lies down a secret lane, situated well back from the road, and has a double garage, plus guest parking outside.
The internal layout is unusual but effective.
"A lot of thought went into making sure it took advantage of all of its orientations," says Laurie, who calls herself the house manager.
A large lounge with a soaring ceiling lies just beyond the entrance vestibule. It's lovely and sunny, with a gas fire for winter warmth.
The near-new kitchen has an induction hob, which they love, quality joinery, and a view of the pool and beyond.
It segues into the living/dining room where, once again, the connection between indoors and out is seamless.
The family bathroom is on this level, along with a generous separate laundry with loads of storage space. The two girls' double bedrooms are bright and airy and the third bedroom has its own access to the pretty patio outside.
The master bedroom on the first floor has a walk-in wardrobe and an en suite.
"We never get tired of the views up here and it's very private," says Laurie.
Decor throughout the home is contemporary, neutral and versatile, with lots of white and there is soft new carpet underfoot.
"It's a lovely little neighbourhood," says Laurie, referring to the other homes in the lane. Everybody has been so nice and welcoming and we feel very safe and secure here."
In terms of proximity, the property isn't just well situated for Halle and Hayden's sports.
"We're very close to Lunn Ave, with all its shops and restaurants," says Laurie.
