Coles says the ground floor refurbishment is expected to be completed by the end of this month opening up a further 1049sq m of space. "It contains three tenancies ranging from 193sq m to 547sq m and includes an opportunity for an experienced cafe operator who will benefit from a captive office audience once the building is fully leased.
"There may also be the chance for the cafe to operate seven days a week given its location within the Ellerslie residential area," Coles says.
The property has a total of 65 on-site car parks and a further 45 all day car parks are available on the roadside outside the building.
Ellerslie village with its supermarkets and variety of shops is only a short distance away as is the Ellerslie railway station.
Regular bus services operate along Great South Rd which is nearby.
Coles says the owners are keen to get the leasing under way, now that the hard work of refurbishing is coming to fruition.

Johnson says Mitchelson House was specifically built in the 1980s for the TAB and the current owners acquired it in October 2013 from the NZ Racing Club.

"A new look exterior features full length, aluminium framed floor-to-ceiling windows, a glassed exterior lift well and Symonite cladding.

"The ground floor will be finished to the same standard and ambience as the upper floor," Johnson says.
"The seismic rating from the building's initial evaluation procedure [IEP] is a grade A-plus - one of the highest earthquake code assessments," he says.
"Our aim is to secure good quality tenants who recognise this building will be a stunning place to come to work each day."
Vehicle drivers have a number of options to access the SH1 north-south motorway via a southbound exit and entrance from the north at Tecoma St within 500 metres. There is also a large motorway interchange at Greenlane 600 metres to the north and at Penrose 1.3km to the south.
"The Auckland CBD, only 8km away, is just 15 minutes away during off-peak times of the day," he says.
