Red Bull's funky New Zealand head office at 13 Hargreaves St, College Hill, comprising a modern state-of-the-art office and warehouse, will go under the hammer on April 7.
The concrete building had a complete makeover 10 years ago to provide striking office accommodation for the international beverage company's New Zealand headquarters.
The 729sq m building is leased to Red Bull NZ until 2013, with one three-year right of renewal, at a current rental of $176,400 per annum plus GST.
Richard White, of Bayleys Auckland, who is marketing the property, says a feature of the lease is built-in rental increases of 2.5 per cent per annum which makes it an attractive proposition for investors given there is little market rental growth at present.
Originally constructed in the mid 1970s, the two-storey office/warehouse building was redesigned and rebuilt during 1999 and 2000 from plans by Richard Priest Architects.
It has 323sq m of first floor office space with additional deck and courtyard space of close to 40sq m. The 359sq m ground floor comprises nine internal carparks totalling 146sq m and 133sq m of warehousing with roller door access and a storeroom. A recording studio on this floor is used to support up and coming young DJs as part of Red Bull's strong branding with the music industry.
The building covers the 369sq m site and Red Bull has also expanded its operations into a neighbouring property owned by another party.
White says the premises comprises air-conditioned, high-tech office accommodation, with a security system that includes four video monitors at the entry. He says a clever integration of courtyards is feature of the office floor. Several glass doors provide access to an internal courtyard which has a pebble on concrete floor, a red-glazed side panel, built-in seating, an electrically operated awning and two gas heaters. An open-air rear courtyard area has been developed as a water garden, with a similar floor, a waterfall down the rear bluestone wall and raised bluestone treads. A boardroom adjoins one side of the water garden and has red glass feature panelling and a gas fire in a bluestone feature wall.
A front deck also has a pebble on concrete floor, a glass front screen and access off the managing director's office. White says the office and meeting accommodation and three bathrooms have been fitted out to a high standard with striking use of the company's brand colour of red. The flooring comprises a mixture of carpet, terrazzo and clear finish oak tongue and groove timber.
He says Hargreaves St, in an elevated position overlooking Victoria Park and the CBD, is a popular business location. It is accessed off College Hill via Gudgeon St and is close to Ponsonby Rd, the city and the motorway.
