Given thickets of trees once dominated this site, the 11 homes comprising new Remuera enclave 28 Koraha are blessed with an admirable amount of natural light and sunshine.
Project manager David Living from developers Fyvie Holdings says the development potential was a bit hidden as the single family home that used to be here was in very mature garden with very large trees.
"That inspired us to want to create something to fit in with the setting. We pictured a sanctuary among the native bush," he says.
"And suddenly, when some of the trees were gone, you had all this light coming in and it felt like a very different space."
Leuschke Kahn architects designed a community of freehold homes to suit the large 3823sq m site.
Principal architect Paul Leuschke says: "We wanted to create big, generous places suitable for families, with lots of sun and outlook.
"What makes a place, house, or a good property is being able to see out of the property. These have been designed to capture big vistas to the south over a gully of native bush and out towards Waiatarua Reserve."
On offer are three freestanding homes and eight townhouses, although two were under contract within the first week of marketing. There are floor plan variations.
Paul says: "We've got two kinds. [Some] are split level. And then we've got a band down the bottom that have three storeys; the bottoms are garaging and we've climbed up the hill for the sun."
Homes are predominantly stained cedar with some plastered brick, Colorsteel roofing and contrasting dark window framing and battens adding interest. QBS and Metro Homes were the builders and Jules Moore of Landscape Designer did the grounds.
Described as an urban enclave, 28 Koraha is set well back from the road down a tree-lined driveway. Titles range from 172sq m to 705sq m depending on position and configuration.
The home David and Paul are pictured in is a split-level three-to four-bedroom layout. Its front door opens into an entry foyer alongside a carpeted internal-access double garage incorporating the laundry.

Stairs lead up to the main living level where light floods in north-facing sliding doors opening the open-plan kitchen-living-dining room to a private decked area. It offers easy outdoor entertaining and is edged with planting, which promises low-maintenance weekends.
The living area has American oak floors and a gas fireplace. Homes also have gas central heating and internal vacuum systems.
Macintosh Harris Design's interiors favour a gentle palette of predominantly natural tones. Yet there's sophistication and visual interest with accents such as the living area's wall of subtly geometric wallpaper or the kitchen's striking black tap and sink.
In the kitchen a bank of full-height, high-gloss sliding doors conceal the sort of functionality more typical of a scullery, including a long bench and capacious drawers.
The big kitchen island is topped with composite stone. On the bar seating side, a trio of fabric-panels adds softness to the room.
A neighbouring second living room that can alternatively be a fourth bedroom also opens to the decked area. Alongside is a bathroom.
The next level off the stairs houses a bedroom with far-reaching southern views and an elegant bathroom featuring a freestanding bath and the under-floor heating that warms all bathrooms.
The upper level contains the master suite, a third bedroom and a study. The master bedroom's additional double wardrobe bolsters the walk-through wardrobe leading to the en suite.
All the homes feature extra storage, this one concealing ample under-eave storage behind a door in the walk-through wardrobe.
