A quality Airport Oaks distribution centre, with offices and amenities presented in a new condition and ready to occupy, is being offered for sale or lease by Ron Green and Paul Jarvis of Barfoot & Thompson Commercial via deadline private treaty closing at 4pm on Tuesday, October 18.
"The centre was constructed in 1996 to a high standard, which has not dated," Green says. The complex, totalling 5867.80sq m, is at 39-43 Aintree Ave, Airport Oaks, and has a warehousing area of 4395sq m and offices of 616sq m.
"The building has fire sprinklers throughout and features a wide, double 90.06m frontage to Aintree Ave, which provides easy access for vehicles and the handling of containers," Green says. "The property is located on the western side of Aintree Ave, only about 2km from the Auckland International Airport and 5km from the Southwestern Motorway."
Jarvis says the current capital value of the property is $6.65 million. "However, the price is by negotiation and could be below $6 million. Asking rental indications are in a range of $500,000 to $540,000, which provide for warehouse rentals at $75 per square metre."
The freehold property, with a total site area of 8106sq m, is held on two certificates of titles, each of 4053sq m, and is zoned Business Activity 5.
"Objectives of this zoning include the increasing use of better technology and management practices, and reducing the effects of industrial and manufacturing activities," Green says. "The Business 5 zone is intended to provide a buffer between the potentially offensive activities of the Business 6 zone and residential or open-space areas."
A wide range of commercial enterprises are permitted in the zone, including industrial activities, motor vehicle sales or service premises, service stations, offices, taverns and entertainment facilities.
The general building construction is of concrete foundations and concrete slab with steel portal frames, aluminium joinery and steel roofing.
The two warehousing areas are 3880.20sq m and 514.80sq m, and the warehouse stud height is about 6.5m at the portal knee, rising to more than 7m at the apex. Access is provided via two roller doors at the Aintree Ave frontage and the warehouse area is lit by high bay industrial lamps.
The buildings are complemented by asphalt-sealed carparking and manoeuvring areas for about 49 vehicle parks, with a concrete base to the front of the warehouse.
Offices have a stud height of 2.7m and feature mainly carpeted flooring with suspended tile ceilings, recessed fluorescent tubes and a ducted air-conditioning system.
"The ground floor contains a general open-plan office area with several partitioned offices," Jarvis says.
"An internal stairwell leads to the upper-level offices, which are presented on a similar basis with slightly more partitioning. Both levels have good natural lighting and have separate male, female and disabled toilet facilities, while the ground-floor amenities also include a substantial male locker room with shower, changing area and toilet facilities."
Other areas in the complex are two ground and mezzanine office areas of 616.30sq m and 489.30sq m of amenities and mezzanine storage of 69.30sq m, along with a 46.9sq m deck and a 251sq m canopy.
Green says the area has a predominance of larger facilities, especially freight-forwarding and distribution centres, which are capitalising on their proximity to the airport.
He notes that there is diminishing land availability in the main Airport Oaks area.
