The Maritime Apartments will rise on Auckland's original foreshore on land that's been owned by the Maritime Union.
Developer Martin Kells says his latest apartment building, launching this weekend, will be built where the union has its Auckland branch building and adjoining open-air car park.
The 16-storey Anzac Ave building will offer 72 freehold apartments with 43 one-bedroom residences and 29 two-bedroom, two-bathroom layouts.
The Maritime Union's Auckland branch will own a floor in the planned building, which will also feature two retail premises on the ground floor.
"This location is brilliant," says Martin. "So close to Britomart, waterfront Auckland and the University. And it is a bit of freehold land among all the leasehold land around here."
It is walking distance to Wynyard Quarter and the Viaduct, Queen St, Vector Arena and Countdown. Martin says this location perfectly suits Aucklanders wanting to move for the city lifestyle and to avoid commuting.
Martin Kells Developments' buildings include Newton's The Saint apartments, Pinnacle Apartments on St Martin's Lane which are under way and the soon-to-be-built Oasis by Myers Park.
Martin says: "I've got a really good team who really think about what these apartments will be like to live in, and are always coming to me suggesting the latest materials and finishes."
Architect Matthew Parker, of Paul Brown Architects, designed the Maritime Union building which will replace the glass-fronted one on-site.
He says this involved a careful insertion into the character of Anzac Ave.
Matthew says: "Developing a building that fits in with its neighbours in such a constrained location is a complex and considered exercise. The material choice has deliberately referenced materials traditionally used in the construction of the character buildings adjacent.

"Maritime will sit comfortably alongside its neighbours enhancing the design qualities of the street."
The exterior of the building will feature concrete, glass and zinc-finished aluminum, selected for their durability and to fit with the surrounding buildings.
Matthew says: "The apartments are all of a generous size and all face north providing excellent daylight access.
"The quality of fit out is outstanding and the small number of apartments on each floor will ensure a boutique feel."
Martin hopes for a cafe on the ground level, where the lobby will be resplendent in parquet-style tiles and offering two high-speed lifts.
There are 42 basement car parks available for purchase.
All apartments will have north-east facing front balconies along Anzac Ave.
The building has space around the boundaries to allow the two-bedroom apartments to open to a second rear balcony. Upper level apartments will have sea views. The on-site display suite, accessed by large external stairs on the side of the building, showcases some of the materials and fittings.
Stud heights will be 2.7m throughout apartments.
Bevelled gloss marble tiles in kitchen splashbacks team with engineered stone bench tops and a choice of gray or black oak veneer cabinetry.
Scandinavian ceramic tiles resembling wood planks will feature in kitchen floors and bathroom walls with glass-walled showers.
There's an optional furniture package available to buy.
The display suite is open for a special preview Saturday 26 and Sunday 27 11am - 4pm.
During the previews, visitors can watch the creation of "The Maritime Quarter" mural by a residential artist, enjoy a complimentary coffee and receive discount vouchers for local businesses for the first 100 visitors each day.
Construction is due to start late March next year with completion scheduled for July 2017.
