"And this particular apartment is on the corner." says Paul, "It is very sunny, and it looks out at the street so you can interact with the street, without being on the street level."
The couple bought the leasehold apartment two years ago as somewhere their daughter Holly could live while studying and working in the city.
"We had sold our villa in Devonport, and our other daughter was thinking of moving to London, and we wanted something a little bit newer and a different place. So we moved to Takapuna.
"The idea of the apartment was to give Holly a little more independence and to be in the city."
Not just any one-bedroom, one-bathroom apartment, though as Paul and Claudia felt some they looked at were too poky.
"These ones are not high-rise and they are in such a good area.
"She can walk to Silo, she can walk to the bars and restaurants. Her friends know where it is, it's not hard to park here. It is a lovely position."
The Pages' apartment is on the second level and has one bed and one bath. Ground level has the foyer and shops and then there are four levels of apartments above.
As you come into the apartment, the wooden floored kitchen is on the left and the carpeted living space with glass sliders opens to the balcony.
Holly kept a herb garden out here as well as table and chairs for alfresco meals.
"This is like having an extra room," says Paul.
The tiled bathroom/laundry and carpeted bedroom are on the right side of the apartment and a large sliding door between bedroom and living area can be closed for privacy.
"When you open it up, it all feels quite spacious," says Paul.
"Being a corner apartment, it gets the morning sun on one side and then the afternoon sun on the western side. You can filter the sun out with the blinds if needed, and you get a good airflow, with windows on both sides."
Viaduct Point residents also share the garden and seating in the internal courtyard area of the apartments; and the apartment has a large storage area by the car park.
Paul says the apartment has "a very good body corporate and Alf, "one of the best apartment managers in the city".
"He is very well-respected, nothing is too much trouble".
"It is a small apartment but it doesn't feel small because it is a corner one. It is always going to be attractive because of its position.
"It is such an easy walk to everything. So much is going on in that area. Yet it is not in your face, it is around the corner.
"You are detached from it but you can go into it."
He says his daughter found everyone in the building extremely friendly -- "similar people, young working people, just a really good mix".
Paul and Claudia are selling because their daughter has moved back home.
"We can't be bothered renting. We have now bought land in Takapuna and will be building a new home."
He imagines the new owner will be someone in a similar position to his family, buying it for their children, or it could be a couple wanting a foothold into the market, who don't want transport issues, working in town.
