High-calibre office tenants are now looking beyond the Auckland CBD for their leasing needs, says Matt Lamb, leasing director for Colliers International, who has launched the latest Colliers Lease publication.
"An excellent example is Auckland Airport's innovative office precinct, The Quad, which has attracted companies like Meridian Energy, Qantas and Harrison Grierson," Lamb says.
"The Quad has been designed as a world-class office environment with high-quality architecture, sustainable design, and outstanding amenities for staff and visitors."
Lamb says the newest addition, Quad 7, is a collaborative working environment with state-of-the-art shared facilities and some of the lowest operating expenses in Auckland.
Colliers is leasing the top two levels and naming rights. Up to 3600sq m of premium office space is available, including smaller tenancies of between 150sq m to 250sq m.
Closer to the city is the Southern Corridor office precinct, which is growing in popularity as Auckland city office rents continue to rise.
Lamb says two of the largest commercial centres in the precinct - on Great South Rd between the Greenlane and Ellerslie motorway interchanges - both offer excellent bus, train and motorway access, along with extensive on-site amenities including generous car parking ratios, cafes, childcare and gym facilities.
One is the Millennium Centre, managed by Oyster Property Group, and comprising a hub of seven office buildings, with more than 40 businesses employing around 2500 staff. "Office spaces of between 238sq m to 4500sq m are available to lease here," Lamb says.
Nearby is Goodman Property's Central Park Corporate Centre of 11 multi-level office buildings, housing more than 60 businesses and 2100 employees.
The centre also has office spaces to lease of between 200sq m to 4900sq m.
Lamb says the North Shore has also earned a reputation as a leading Auckland office location.
"Smales Farm in Takapuna continues to redefine the standard for premium office space north of the Harbour Bridge," he says.
"World-class amenities include expansive landscaped grounds, a dining precinct, on-site fitness facilities, and convenient access to the Northern Busway."
Office space is available to lease in the Air New Zealand Building and the recently completed 11,000sq m B:Hive serviced office. Flexible leasing options are available, making the B:Hive suitable for one to 250 workers.
Another agency leasing director Sam Gallaugher says Auckland CBD properties are also well represented in the latest Colliers Lease which features space available within a wide range of office locations in the Auckland CBD and in outer markets like South Auckland and the North Shore.
"From the landmark Commercial Bay tower through to Vocus House in the Victoria Quarter, the quality of CBD office developments in the pipeline has never been higher," Gallaugher says.
"We're really starting to witness Auckland emerging as a truly world-class city."
Gallaugher says tenants are demanding new, efficient and flexible working spaces — and the appetite for large floor plates shows no signs of diminishing.
"Office leasing activity remains very strong, with the last three years ranking as the strongest on our records.
"Last year, we brokered some of Auckland's most significant leasing transactions, including the leasing of premises in Commercial Bay now under construction and finding new office spaces for Vocus Communications, Xero, Gentrack and Tegel."
