"A total of 500sq m of floor space is available across two floors," says van der Putten. "It will be an eye-catching building and a motorway landmark exposed to about 140,000 cars passing every day.
"The BMW dealership next to the site is currently the most visible building from the motorway and this building will sit adjacent to it, providing the tenant with massive exposure."
The building will have two floors of office space of 250sq m each joined by an internal staircase and lift. There will be 22 onsite car parks.
The name of the building's tenant can be featured on the building with space for a very large sign facing the motorway.
The landlord, Kip Kempthorne, who manages two other nearby properties, says the new building will complement the existing upmarket Pacific Rise office precinct.
"It will have incredibly high exposure and signage on the building will elevate the company brand profile to a stellar level."
The building has been designed by architect Elwyn Vela following a lens shape to make the best possible use of the triangular lot.
It has curving walls and full-height glass windows to both sides, with a series of tubular braces crossing the glass frontage in a repeated V-shape.
The building sits atop eight large pillars to provide additional covered parking spots underneath the offices, on the ground level, while giving the structure more visibility to the motorway.
Visitors enter the car park via Pacific Rise off Sylvia Park Drive, which is a short distance from both the north- and southbound entrances to the Southern Motorway, providing quick motorway access and an easy walk or drive to visit Sylvia Park across the motorway.
Gallaugher says the construction of the building presents an excellent opportunity for a tenant seeking efficient, open-plan floor space in a new, high spec building.
"The offices will have floor to ceiling windows on both sides of the building, with expansive views and lots of natural light."
He says the offer is well-timed, coming to market when Auckland is critically short of new prime office space. In the CBD prime vacancies are at 4.7 per cent and expected to drop to 2.8 per cent by December. According to Colliers Research, vacancies in the Mt Wellington precinct are under 3 per cent.
Campbell say inquiries are often received from tenants looking for "nice new office space" in the area because of its convenient location and close access to the CBD.\n
"However, very little is available," he says, "This is a tightly held office market where tenants rarely have a chance for naming rights on a building. For a company that needs around 500sq m of office space and a high brand profile, it would be hard to find a better situated new office anywhere in Auckland."
Mt Wellington is 10km southeast of the city centre, surrounded the suburbs of Tamaki, Panmure, Penrose, Ellerslie and Stonefields. It is about 10 minutes' drive to the city centre, and efficient train and bus services are also available with an upgrade to the Panmure station completed in January.
