Similar-sized North Shore commercial units — one at Albany and the other at Beach Haven — are to be sold at auction, at Takapuna on December 7.
The two properties are Unit D, 13 Ride Way, Rosedale, and Unit K, 318 Beach Haven Rd, Birkdale.
They are both two-level concrete structures with their own small parking areas outside and are being sold by Barfoot & Thompson Commercial agent Paul Vermaak.
Unit D, 13 Ride Way, is a property of about 175sq m, standing within the North Shore's sought-after Rosedale light industrial node, says Vermaak.
The stratum-freehold property comprises a warehouse or workshop area with motorised roller door access at ground level, and an open plan showroom/office area upstairs. It is one of six attractive concrete units, with steel longrun roofing, which appear to have been constructed in about the 1980s.
"There are three open carparks and a strong demand for business activities in the area with near neighbours including Courier Post, Steel and Tube, NZ Post and Albany Fire Station."
The property is on the western side of Ride Way, a crescent off William Pickering Drive.
"It's a location which in recent years has grown in popularity, attracting many businesses and residents due to the character, vibrancy and wide range of amenities and services in the area," Vermaak says.
The Auckland Council Valuation for the land is $235,000 and $305,000 for the building – a total of $540,000. The net rent is set at $22,838 per annum and annual rates are $3407.
The zone is Business Light Industrial, which — subject to consenting — allows for a wide variety of uses, including manufacturing, production, logistics, storage, transport and distribution.
Unit K, 318 Beach Haven Rd, is a property of about 198sq m with four open carparks. It has a warehouse/factory at ground level with a offices on the mezzanine above.
Vermaak says the unit is within a stratum-freehold property on its own title. Net annual rent is $21,625 with the lease expiring on November 30, 2019.
He says the property is in a tightly-held area, where there is a shortage of stock of similar quality. "This unit, which is also thought to date from the 1980s, is located on the northern side of Beach Haven Rd, with immediate access on to busy Beach Haven-Glenfield route. This is a popular industrial node, providing services to a community of 10,000 residents, as well as neighbouring suburbs of Glenfield, Northcote and Birkenhead."
According to Auckland Council the land value is set at $92,000 and the building at $263,000, providing a rating value of $355,000. Annual rates are set at $2395.
"Now tenanted by an automotive business, this property is within a complex that is well-maintained and managed, with a security gate which is closed after hours and on weekends, with keypad access for individual units," Vermaak says.
