Industrial buildings that have been occupied by Equipment Engineering at 20 Angle St, Onehunga, for nearly 50 years, are now being offered for sale by deadline private treaty expiring Wednesday September 23, through Paul Rosenberg and Tim Wilson of Barfoot & Thompson Commercial.
It's the first time since 1964 that this site with a total net lettable area of 1745sq m and on Business 6 zoned land has been put on the market.
"This is the perfect proposition for an industrial owner-occupier or developer," Wilson says. "Angle St runs south out of Nelson St in the Te Papapa area of Onehunga, which is close to the northern side of the Manukau Harbour. The surrounding area is somewhat mixed and holds a range of small to large factory and warehouse buildings that take advantage of the heavy industrial uses available under the zoning."
The property consists of a slightly irregular shaped freehold site of 2641sq m with a strong road frontage and the contour of the site is essentially level with an urban outlook in a side street location.
The first of the three buildings is a low stud warehouse, built in the 1960s, that spans the length of the site on the left-hand side and "runs into" the second building, a high stud warehouse built in the mid-1980s. In the late 1970s a mixed stud warehouse was built on the right-hand side of the site, which is now utilised for the main office. This is split across two levels and a further manufacturing area. There is good onsite parking with space for 29 vehicles.
Equipment Engineering, which custom-designs and builds equipment and machines for a wide range of industries, purchased the front of four units on 20 Angle St in 1964.
Within a short period of time, the company expanded by occupying another three units on the land. Increasing demand for the company's products and services in the 1980s then resulted in the last of the three warehouses being erected at the rear.
"After dedicating almost half a century to the Angle St site, Equipment Engineering has decided to make a strategic move from the site which is planned for January 2010," Wilson says.
"The property is being taken to the market with the current lease term running through until January 15, 2010, but a prior agreement is in place that allows the tenant to vacate the property with one month's notice."
Wilson says Onehunga has long been considered one of the prime industrial centres on the Auckland isthmus.
"The site is well located in an established catchment area for employees and clients, while being close to the Penrose Highway 1 interchange," Rosenberg said.
