The freehold land, buildings and the going concern business comprising Tairua Shores Motel near the waterfront of the picturesque Tairua Harbour on the Coromandel Peninsula is being offered for sale for an asking price of $1,595,000 plus GST if any.
"This motel is arguably located one of the nicest parts of New Zealand," says Darcy Snowden at Christopher Brown & Associates Limited who is marketing the property and business package.
"Tairua is a popular destination for New Zealanders and overseas visitors being located less than two hours' drive from Auckland International Airport, Hamilton and Tauranga. The area is renowned worldwide for its natural beauty and Tairua is an ideal base for day trips to well-known Coromandel attractions like Hot Water beach, Cathedral Cove and Driving Creek railway along with its scenic walking tracks, fishing, diving and surfing."
The family run Tairua Shores Motel comprises a nine unit complex with two of the units disability specified on 1807 sq m of land that offers "friendly superior service at very affordable prices"
Two superior garden chalets and three spacious garden chalets have been recently refurbished with new furnishing and facilities and contain king sized or two single beds, completely equipped kitchens and separate bathrooms with hairdryer. The chalets have stylishly landscaped private decks with modern outdoor furniture enhanced by original New Zealand art and sculptures. Barbecue units are available the Superior chalets also have fold out double sofas.
Four family units were refurbished in October 2008 and sleep up to five people. They have their own deck areas with barbecues, modern deck furniture and landscaped beach-themed gardens. Separate bedrooms have king sized or two single beds and the lounges have single beds and double sofa beds. The units have separate bathrooms and kitchens also completely equipped with microwave oven and cooking facilities.
Guests have the benefit of off street car and boat parking is also available. Motel services include an onsite laundry with washer and dryer and free Wifi connection while guests who are lucky enough to catch a few fish can fillet them at a designated sink and bench.
Prospective visitors are encouraged to book direct by phone or via the motel's website www.tairuashores.co.nz which has a secure booking system that shows up date and availability.
Snowden says the motel business has a good repeat business from its many satisfied customers.
"While it is important for the motel units to be of a high standard given they generate the income, the owners' accommodation is also important because this is a home and sanctuary," he says.
The residence is separated by a parking area from the motel units and comprises a spacious three bedroom two bathroom home lounge, large kitchen, laundry, and store room. A ranch slider opens from the dining area to a north facing deck, with the reception area and the office at the front.
"While the business already has a high occupancy, turnover and profit, the zoning and construction may permit the addition of another four units above the four family units to increase business," Snowden says.
He says Tairua's permanent population is around 1300 but swells up to 8000 during the summer months. "Currently a new marina is under construction and to meet growth in the town a number of new houses and apartments are also being built.
"In addition to the well known tourist attractions of Hot Water Beach and Cathedral Cove which are only a 20 minute drive Tairua, work will begin shortly on the government's planned cycleway with the first stage starting at Pauanui following the road around to Tairua, with more stages planned for the area after that.
"Part of the appeal of the Coromandel is its native trees like kauri, totara and rimu along with disused gold mines mines, so to provide access the Department of Conservation and the Thames District Council have built a number of walking tracks that are attracting people from all over the world," Snowden says.
