An increasingly rare warehouse and office industrial unit is for sale or lease in the Auckland city fringe suburb of Morningside.
"The freehold property was built as part of a seven-unit complex during the 1980s," says
JLL agent Alex Wefers who, with colleague Jarred Hill, is marketing 21 Taylors Rd via an expressions of interest campaign, closing at 4pm on April 12 - unless it is sold or leased earlier.
The industrial unit has a floor area of 624sq m and comprises a 182sqm warehouse; two offices of 186sqm each; a 70sq m mezzanine and seven carparks.
Its layout comprises two offices at the front and the warehouse and mezzanine at the back.
The property has street frontage to Taylors Rd and backs onto the railway line, allowing exposure for a business wanting its brand seen.
Wefers says it's now more challenging to find industrial units in the former light industrial suburb of Morningside.
Zoning changes following the introduction of the Auckland Unitary Plan rezoned many Light Industrial streets to Mixed-Use, reducing light industrial property supply in the suburb, he says.
Wefers concedes the changes also created opportunities for former industrial units in good locations at Morningside to make new starts as cafes, or trendy retail spaces.
"However, the need for light industrial properties persists there which is only likely to boost the attraction of this one zoned Business Light Industry, which will allow it to remain industrial.
"It's only 4km from the CBD; close to the Eden Park train station and within walking distance to Eden Park. It's also close to St Lukes shopping centre — a great perk for any owner or employee who could work there," says Wefers.
He says the driveway needs repairing but the owner has allocated funds for the job to be completed by the body corporate in the near future.
Hill says the property lends itself to many uses.
"The ground floor offices could be converted into a showroom. With Carters just across the road it is also in a useful position for other building supply businesses such as a paint, flooring or furniture outlet to be based there."
He says the property will inevitably benefit from the up-coming City Rail Link (CRL), which is set to improve connectivity to fringe suburbs like Morningside.
"Once complete, the journey from suburb to CBD could take 10–15 minutes. The CRL will also increase the number and capacity of trains, enabling more people from the outskirts of Auckland to be only a 30-minute commute from the CBD.
