Adams says the building has been refurbished significantly following the departure of the previous tenant and it is in superb condition, with the recent makeover including the recladding of the exterior of the offices. There is additional reinfocing in the floor areas in the warehouse to accommodate large printing machines operated by the original occupier.
The warehouse layout provides an open-plan L-shaped area and a stud height of 6.67m at the knee, rising to 7.5m within the apex.
"The rest of the building features good-quality amenities and staff facilities to take advantage of the location and outlook," says Adams.
"It is a very pleasant place for people to work in."
Nearby at 79 Patiki Rd, a 580sq m modern warehouse and office property is also on the market sitting on a 2023sq m site and is even closer to the motorway on/off-ramps.
It was used as the head office and warehouse storage facility for a large earthmoving contractor but is now for sale or lease with vacant possession, also through Mike Adams and Chris Upright, by deadline private treaty closing September 15.
The property was refurbished substantially four years ago, with office and amenities upgraded to a high standard, says Adams.
There is ground-floor office space of 279sq m, with 100sq m of offices upstairs. The workshop and warehouse comprises 209sq m and would provide an excellent facility for a mechanical workshop, warehousing or associated business, says Adams.
The site has a large, high-profile road frontage with a secure front-yard area of 710sq m and a 750sq m rear-yard area.
