A large flat development site is on the market in central Orewa north of Auckland and is suitable for either commercial or residential use.

The 5397sq m Mixed-Use site at 188 Centreway Rd is for sale by deadline private treaty closing on December 14, unless sold earlier.

Colliers International site sales director Josh Coburn, who is marketing the property with Shoneet Chand and Matt Prentice, says the well-located property is in the heart of central Orewa,

"It's only 400m from Orewa Beach and 45 minutes' drive north of central Auckland," he says. "With a lease running to October next year, developers and land-bankers can draw on a holding income of $170,000 a year, while they make plans to unlock the future of this site.

"The site's generous Business Mixed Use zoning allows for development of up to 13m, making the site suitable for a up to three storeys of intensive residential or mixed use development."

Coburn says the flat, regular-shaped property with straight boundaries has 45m of frontage to Centreway Rd. A rear boundary of 65m backs onto a mix of predominantly single-storey residential development.

"The site largely consists of sealed yard, used for vehicle storage, with a workshop of about 400sq m. A further 650sq m of undeveloped greenfield land is located at the southwestern corner of the site. Services are located either on the property boundary or within, making this a perfect redevelopment opportunity."

Chand says the mixed use zoning makes the site ideal for any combination of residential, office and limited retail development.

"Its closeness to existing housing and community amenities — combined with the short, flat walk to the beach — ensures value can be achieved."

Chand says Centreway Rd forms the westernmost border of Orewa's main commercial area.

"The commercial precinct is essentially spread across three elongated blocks bounded by the Hibiscus Coast Highway to the east, Moenui Ave to the south, Centreway Rd to the west and Florence Ave to the north," he says.

"The immediate surroundings include a group of low-rise retail units and a newly renovated New World supermarket to the east of the site."

Prentice says Orewa is well-located north of the Whangaparaoa Peninsula, some 40km north of central Auckland.

"Orewa is a popular holiday and retirement destination with a sizable residential population, and is part of the commercial heart of the Hibiscus Coast and Rodney District," he says.

"The Rodney District has seen significant growth and development in the last five years, helping to address Auckland's housing shortage with substantial residential development at Millwater, Kensington Park, the Whangaparoa Peninsula and shortly at Wainui to the west.

"Add to this the significant investment in retail, industrial and office development in Silverdale and the result is a thriving suburban centre only 15 minutes' drive north of Albany."

Prentice says Orewa's closeness to this development and its natural beauty have made it a highly sought after, premium residential locale.

"Orewa is an excellent base from which to visit the many attractions of Rodney District," he says.

"To the north is the popular Waiwera thermal pools, Wenderholm Regional Park and Puhoi historic village.

"Just south of Orewa is the Whangaparaoa Peninsula and Silverdale Shopping Centre — a carefully designed, family-focused shopping destination that includes over 35 speciality shops, cafes and food outlets.

"This amenity makes Orewa the ideal site for future residential or mixed use development."
