Warby says the site is considered strategic for a wide range of occupiers because it is close to road and air transport and its high profile exposure to Lambie Drive. "With only 13 per cent total site coverage, it is a great opportunity for a developer to maximise the potential of this property."
Higgins says the property's 41 metre frontage to Lambie Drive, with its mix of retail and commercial occupiers, offers the potential for a showroom development.
"A car sales operation is one possibility but there really is a huge range of businesses that would be suited to this property. The Ryan Place side is part of the industrial area so a business could undertake manufacturing or storage at the rear of the property with a showroom at the front.
"The large yard would also suit owner-occupiers with a significant space requirement."
The property is owned and occupied by a transport firm, with the option available for the new owner to agree to a short term leaseback with the current owner. "The possibility of holding income is a plus for developers who might want an income stream while they firm up their plans for developing the site," Warby says.
The Ryan Place title contains a 1516 sq m single level warehouse and office building, divided into office, storage and amenity areas. The warehouse has low and high stud space connected via a roller door.
"The office and warehouse space are offered in tidy condition and presents very well," Higgins says.
The Lambie Drive property is completely undeveloped and is relatively level, allowing building to get under way without complicated site works being required, he says.
"Both street access points offer easy transport options," says Warby. "Ryan Place is a busy industrial cul de sac that has great motorway access by way of Great South Rd. Lambie Drive is a busy, popular street with heavy traffic flow, making it a highly desirable location for businesses requiring great exposure and a high profile."
The central Manukau location is ideal for businesses not just because of its transport links but also the amenities provided in Manukau town centre, Warby says. "The nearby retail centre provides an abundance of shopping, entertainment and eating options for staff, so it makes for a great business location."
Higgins says Manukau, along with Wiri, is becoming one of the most sought-after industrial and commercial areas in Auckland, with many leading companies now having a presence there.
"Retail, commercial and industrial operations combine here to create an eclectic mix of occupiers offering a wide range of products and services. With developable and vacant land in the area becoming increasingly scarce, we think this property will be in demand."
The site is Business 5 zoned, which applies to mixed areas of light and medium industry, offices and retailing.
"The zoning recognises that with increasing use of better technology and management practises, the effects of industrial and manufacturing activities are compatible with retailing and commercial uses in areas like Manukau," he says.
