Open space has been maximised by incorporating what Shaun calls a "living wall" that cleanly houses the kitchen, laundry and storage in a line-up which runs the full length of the floor plan. This can be concealed with built-in cabinetry if desired.
Shaun says one-bedroom apartments incorporate the concept of a "jewellery box", which he designed in collaboration with interior designer Kate Paterson from Trinity Design.
In this, the bathroom -- which sits at the core of each one-bedroom apartment's layout -- has outer sheathing that can either be timber battens or plywood with delicate cut-outs.
The walls inside transition to glass above door height, letting natural light in and allowing interior light to filter out at night in a lantern-like fashion through the uppermost battens or ply.
The lantern concept is used again in the screened storage lockers integrated into decks, designed so that at night interior lighting can filter out their timber slatted exterior.
Kieran Doe, the director of Zone One Property Group, which is behind the development, says, "This location appealed because it's on the fringe of Ponsonby, so it's not right in the hustle and bustle but it's close enough, a walkable distance."
Kieran is a former professional athlete who's transitioned to property development.
The Soma building is reinforced concrete with portions of folded metal cladding adding interest to the facade. All apartments open to at least one deck, sometimes more.
Front decks are defined by vertical timber batten screening while bedrooms have adjustable glazed privacy louvres and penthouse decks come with a Louvretec adjustable roof.
The second and third floors are devoted to one-bedroom and one-bedroom plus study units. Penthouses spread out over two levels, all with living uppermost on the building's fifth floor and bedrooms and bathrooms downstairs.
Layout variations include floor plans incorporating one or more studies and penthouses that are available with additional family living space or library areas.
All apartments have a 2.7m stud height and engineered oak flooring in living-kitchen areas. Kitchens have composite stone benchtops and European Scholtes appliances include a dishwasher, induction hob, oven and integrated extractor fan.
Bathrooms tiled in porcelain come with underfloor heating, a frameless glass walk-in shower and a custom-made wall-hung vanity topped with composite stone.
All two-bedroom penthouses come with a carpark and additional carparking available to purchase. There are also scooter and bike racks.
Kieran says about one quarter of the apartments are already under contract.
He expects the development will appeal to location-savvy businesspeople, professionals and investors.
Construction of Soma Apartments will begin around the end of this year with completion scheduled for approximately one year later.
