Stand-alone Gulf Harbour Marina luxury homes being sold off the plans have been architecturally designed to embrace their waterfront location near their own marina berths.
Greg Davison, development manager of Holbrook Properties Limited, says "owners will wake up in the morning in their master suite to see the reflection of the sun coming off the water straight down the western boat harbour.
"Our architects Young and Richards have produced a spacious open-plan design for people who enjoy great indoor outdoor flow and maximum interaction with the water."
That water presence will be top-of-mind whether owners are reading in bed or socialising with friends. Ground-floor entertainer's kitchen-dining-living rooms flow out to private waterside patios separated from the water only by the marina's pedestrian boulevard.
Greg says "I see the roof-top terrace as a nice, private space for an individual or couple to go up and perhaps enjoy a drink while they soak in their spa, looking out at the water."
The stand-alone three-level homes with their own hydraulic lifts and double garages on their freehold titles are to be built at the head of the western boat harbour. For Greg there was no question about construction method; exteriors will be Nauria's "Monarc" pre-cast concrete panels.
"You can't go past concrete for structural durability, acoustics, maintenance and thermal properties. In summer it's always going to be cool and in winter it's always going to be warm. All our mid-floors are concrete, too."
He says the concrete suits this waterside environment as maintenance involves washing it down once or twice a year.
Because the stand-alone separate houses will have their own titles, there's no need for the cost or complication of a body corporate. Owners will only be required to become members of the Gulf Harbour Marine Village Residents' Association.

The eight stand-alone homes are to be built in two stages, with two pre-sold and documentation being finalised on another two. Construction on Stage One's four homes is expected to start next month with first homes completed October-November.
Greg has arranged with one of the Stage One owners to show through prospective Stage Two buyers through their completed home in a show home capacity. Stage Two homes are scheduled for completion by the end of March 2016.
Greg's a boating enthusiast who is well aware of the advantages to owners of having their own 12- to-14m marina berths nearby.
"You'll be sitting right on the water looking at your boat 10 or 20 metres away. If the conditions are right, you can easily say 'right, let's get out there'.
"If you come home late absolutely stuffed from fishing you don't have to clean the boat exhausted because it's just there and you do it in the morning. If it's stormy you can look out to make sure your boat's okay." He says boat owners can be out on the Hauraki Gulf in about 20 minutes.
Homes' 2.7m stud height and 2.3m window and door head height will enhance the feeling of spaciousness. The layout offers three or four bedrooms depending on whether owners prefer
a dedicated ground-floor office. Two en suites, including the first floor master suite en suite, are accompanied by another bathroom.
Exterior materials are set; however, Greg is open to buyers customising the suggested interior specifications to achieve the decor and environment they want. The development has appointed a certified independent cost consultant who'll manage the cost to complete process.
Suggested specifications include Spazio Casa kitchens and bathrooms, a five-person roof-top spa and Miele appliances.
