Two years ago a real estate agent familiar with his work recommended he explore an opportunity in Long Bay's new subdivision.
"We drove here on a beautifully clear winter's day and I saw this 3700sq m corner section's sweeping views and elevation," says Erik. "It's almost right on the highest point of the subdivision.
"The agent said it was designated as a 'beacon site' in the urban design plan. They wanted a significant building because it's the entrance to going further into the subdivision and down to where the village centre will be.
"I thought, 'Well, that's right up my alley', because I prefer something special which lets the creative juices flow."
Named for its address, Beach and Cavalli has been designed to maximise panoramic views over the Long Bay Regional Park out to the Hauraki Gulf. It will offer 38 freehold two-bedroom and three-bedroom premium apartments, some with additional studies and media rooms.
Many will have sea views and some will have courtyards bolstering their loggia-style covered decks.
The premier penthouse of two has already sold but all residents will share the penthouse lifestyle through The Cavalli Lounge, an upper-level furnished residents' room with decks.
Construction starts this October, finishing March 2017.
To achieve his minimum sales threshold efficiently, Erik's stage one release offers any eight of the apartments at competitive set pricing. Six have already sold. He intends to increase prices for the stage two release, backing the quality of the completed development by using his own capital to retain some apartments to completion.
Beach and Cavalli is part of a burgeoning upmarket subdivision masterminded by Todd Group. Eventually around 2000 residences will be built on 60ha, bolstered by plentiful open space within a 160ha overall site.
This building has clean contemporary lines. Architect firm Monk and McKenzie further developed Isthmus Group's original concept.
The textured pre-cast concrete exterior incorporates plentiful floor-to-ceiling glass and Vitex surfeit lining. The rear main carpark entrance to the basement parking has a living roof.
"There'll be roads on three sides, which won't be busy roads," says Erik. "That opens up the views and allows good natural light and privacy from other buildings."
Sizeable covered apartment loggias set living areas back, delivering views with privacy. Apartments average 123sq m with overheight 2.7m studs outside service areas.
Specifications include air conditioning, high-performing composite decking, under-floor heating and Hansgrohe dual-head rain showers. Buyers select from interior design options chosen by Yellowfox.
Erik envisages The Cavalli Lounge fostering a sense of community with residents and guests gathering there for events such as big televised rugby games.
There's a cafe and visitor parking on site, a park across the road, a village centre including a supermarket and food and beverage precinct coming late 2017 and the Long Bay Regional Park nearby.
