Lot 1 is the smallest lot of about 7500sq m and this incorporates the prime Lincoln Rd frontage. A current consented plan for this lot provides for a two-level mixed-use development comprising 17 retail units on the ground floor with showroom and office space above. Lot 2 is the largest of the three sites at 31,500sq m and is accessible from Lincoln Rd, Soljan Drive and Central Park Drive.
Subject to consent, this site has been earmarked for bulk retail or other potential large format commercial uses and associated car parking.
Lot 3, at just over 11,000sq m, has access from Soljan Drive and Central Park Drive where mixed-use trade retail and showroom units were planned.
"Once the land is subdivided, Soljan Drive will be extended, enhancing the road frontage significantly for lots 2 and 3," Seymour says.
The property is zoned for light industry under Auckland's proposed Unitary Plan but the consents in place are for bulk and convenience retail outlets.
"The sale comes at a time when the area is set to benefit from major road improvements to accommodate growth," Seymour says.
Chand says the block of land is one of the most significant commercial and retail offerings currently available in Auckland. "Being such a prime location along one of West Auckland's busiest roads, a number of major retailers and developers have been seeking to purchase it for some time."
Herdson says the development is in a key location in West Auckland, which is growing fast and attracting major retailers.

"Lincoln Rd carries over 42,000 vehicles per day and Auckland Transport is planning upgrades that will significantly improve the traffic flows and facilitate the area's growth. He says the present owner purchased the site in 2007 intending to develop large format retail on part of the site with additional retail and commercial development planned for the Lincoln Rd and Central Park Drive frontages.
Seymour says the owner recently decided to refocus on its core retail businesses rather than be involved in large-scale land development. "This now creates an excellent opportunity for developers and end users to benefit from the planning and physical site works already undertaken. They could complete the proposed development or plan an alternative one.
"Prospective purchasers should also not overlook the potential for the vendor to lease a part of the developed bulk retail site in the future."
Lincoln Rd links the West Auckland suburbs of Henderson and Swanson with SH16 and plays a strategic role in the Auckland freight network.
It is identified in the Auckland Plan as a "growth corridor" primarily for business, light industrial and residential, and it is a key feeder route for Auckland's Western Ring Route.
Herdson says the popularity of the area has prompted Auckland Transport to plan a set of major improvements from Te Pai Place to the State Highway 16 interchange which are expected to start some time in 2018.
"The proposed upgrade will bring many benefits for those living, working and travelling along Lincoln Rd by providing dedicated bus lanes, improved cycling infrastructure and safer intersections, thus improving traffic flow and travel times," he says.
Major intersections will also be upgraded at Triangle Rd/Central Park Drive, Te Pai Place/Pomaria Rd and Universal Drive.
