The appeal of semi-rural living less than 30 minutes from the city is at the heart of Kumeu's popularity.
Lifestyle blocks range from 1ha to 40ha, but the supply doesn't always match the demand.
The largest blocks of fertile land, which are referred to as hobby farms, are in the greatest demand, with ex-patriate Kiwis and overseas buyers showing as much interest in these properties as in houses elsewhere in the city.
Kumeu has maintained its popularity and value since the days it was settled by the European migrants who helped make West Auckland famous for its vineyards and orchards.
Families retain strong links here, with younger generations often returning to raise their own children in a rural environment.
An interest in market gardening and horticulture are popular reasons for people to move to Kumeu. Often they want to trade up or move from similarly priced homes in the suburbs.
Weatherboard properties on the 1012 sq m sites sell for around $200,000, with small lifestyle blocks ranging from $300,000 to $600,000, depending on the quality and style of the house.
The greatest demand is in the $450,000 to $500,000 bracket. Larger 40ha blocks range from $400,000 to $1 million, while the vast 80ha farms range from $800,000 to $1,500,000.
