"Now the time has come for the pastures to morph into commercial development and to form a hub for the Omokoroa community which, says Cooney's family, is what he envisaged nearly 70 years ago.
"The land is zoned Commercial Business. "This opens it up to a number of possible end uses including a supermarket, childcare and garden centre and the like."
Adams says the land provides plenty of options for developers and owner occupiers, and could also appeal to land bankers who are eyeing up the Bay of Plenty for its future growth potential.
"There has been interest expressed by one commercial operator who would be keen to anchor a retail development in Omokoroa, which has evolved from a small rural holiday village to a popular retirement destination and satellite commuter town for those working in Mount Maunganui and Tauranga."
Pinny says the wider Bay of Plenty is the second fastest growing region in New Zealand and Omokoroa has been thrust forwards with major redevelopment of roading, stormwater and sewerage provisions.
"Being just 20 minutes north of Tauranga city, Omokoroa is a viable lifestyle option for commuters working in the city. Demographic projections say the town could have a population of 12,500 by 2020 so a forward-thinking developer will see the value in jumping into the fold to capitalise on this growth.
"Planned future development of the Tauranga Northern Arterial route will see a four-lane highway through to Tauranga city to streamline travel," Pinny says. "Given that Omokoroa is on a peninsula against the upper shores of the Tauranga harbour, the recreational options are also a definite drawcard.
"Property surrounding these development sites is largely retirement complexes and high-value residential which, when combined with holidaymakers year round, provides a good base for potential commercial developers."
