It's not often you find a home with a separate double garage that has a rooftop terrace above it.
Developer Fletcher Living doesn't know of any other company in the country that has come up this unusual design feature, which is included in six of the 16 terraced houses the company has built in Three Kings, Auckland.
The new development, Tatua On Eden, off Mt Eden Rd, has several innovative elements, such as the rooftop decks, and Fletcher Living is keen to see how potential purchasers respond to them, says development manager Paula Koller.
"We've included a few different things in this project and will be testing the market to see if people are interested," Paula says.
"If we find they prove popular then we'll definitely look at doing them again. We like to get people's opinions and take the feedback on board so we can build places people really like to live in."
Another point of difference at Tatua On Eden (named after neighbouring volcano Te Tatua a Riukiuta, or Big King) is the inclusion of three studio apartments, which can be purchased on their own or sold along with three of the townhouses.
"It gives people a bit of flexibility," says Paula. "If they want some extra space along with the house, they can have the option to buy a studio as well.
They are separately titled, but they could be used as extra living space, or a granny flat, or a space for visitors.
"They'd also be good for someone wanting to work from home."
However Paula anticipates most people interested in buying one of the terraced homes will find there is more than enough space in the house to cater for their needs.
Spread over three levels, the houses are generous in size, ranging from 150sq m to 168sq m.
The ground floor has an open plan living, dining and kitchen, along with a laundry. On the next level are two bedrooms, a family bathroom and a bonus living/media area.
"We included that because we wanted people to have a second living space where you could put a computer or another TV," says Paula.
On the third level, away from the activity in the lower part of the house, is the master bedroom, en suite and walk-in wardrobe, along with a balcony.
The specifications include engineered timber floors in living area, Caesarstone bench tops in the kitchen and top-quality Fisher & Paykel appliances.
Construction materials include profiled metal, Axon Panel and concrete cladding.
Meanwhile Fletcher Living has gone to extra lengths to make sure the terraced houses qualify for a 6 Homestar rating, which means they have better insulation levels than the Building Code requires and also have features like water efficiency measures.
The Tatua On Eden homes come with washing machines and shower heads that conserve water.
As well as great insulation, there's also double-glazing which contributes to warmth retention and sound-proofing.
Also taken into consideration when a Homestar rating is given is the number of amenities within walking distance.
Tatua on Eden is a short stroll to a supermarket, library, gym, community hall, accident and emergency clinic, restaurants and cafes to name just a few.
It is also a couple of minutes' drive to Mt Eden village and close to plenty of green spaces.
"A lot of people aren't familiar with the area, but those who do know it really love it because of how much there is here, and the great sense of community," says Paula. "Plus it is easy to get to other parts of the city."
Construction is just about finished on the terraced houses, which make up the first stage of Tatua on Eden, along with the studios and 21 apartments.
