There is a larger 740sq m building on 597sq m of land at 73 Portage Rd, which has seven car parks at the road frontage beneath second level office space.
The boundary walls have been opened to allow access between the three buildings but O'Brien says these could be easily reinstated to provide three separate tenancies. Each building has its own kitchen and toilet and its own power meter board.
Portage Rd is a busy arterial route between New Lynn and Blockhouse Bay and Green Bay, linking to Titirangi.
O'Brien says it is benefiting from the general upgrading of the New Lynn business area.

The other property up for auction on March 21 is a 598sq m building at 17A Huia Rd, Otahuhu. Built in the 1980s, it is marketed by Gary Selby and Zhanna Sendrove of Bayleys Manukau.
Sendrove says the current owner occupier is retiring after 30 years in garment manufacturing. It is the front unit of five relatively similar units and has eleven car parks. Previously, it was a panelbeater's premises.
Sendrove says the 303sq m upper level offers light and airy space and has been well looked after and maintained over the years. It has roller door goods access via a concrete ramp on the building's eastern side. This floor also houses a reception area, offices, lunch room and amenities.
The warehouse space of 294sq m downstairs also has its own roller door access and an internal staircase in the rear north-western corner.
Selby says the area in which the Otahuhu property is located has been developed over the past 40 years as a commercial and industrial precinct with properties ranging in size from 100sq m upwards.
