CEDRIC GRAY visits one of the larger rural lifestyle lots where subdivision beckons.
One of the biggest rural properties in the Kumeu district is attracting interest, because it has already been granted Rodney District Council consent for subdivision.
The 16.4ha property in Pomona Rd is surrounded by smaller lifestyle lots devoted to standardbred horse training and horticulture. Two popular country restaurants further reflect the recent changes in land usage, and undoubtedly persuaded the council to consent to subdivision, which provides for two units of about 2.5ha and a third of about 7ha.
There are excellent building sites with views to the north-east towards the township, and south across rural west Auckland towards the city.
Owners Russell and Victoria Dye have adjisted standardbred horses on the property for about eight years. Several paddocks have post-and-rail fencing, the pasture is clean and there is a plentiful supply of spring water. The gently sloping land is free-draining and well-sheltered by a mix of native and exotic trees.
The stylish two-level house was built four years ago. Designed by former west Auckland architect Peter Visini, it occupies a sheltered site with views across a spring-fed pond. A wrought-iron gateway and high concrete fence along the road frontage ensure security and privacy.
The home is superbly presented. Russell operates an imported goods business from his home and has canvassed Europe for quality chattels. Built of solid concrete - with concrete tile roofing, copper spouting and cedar joinery - it features a glorious marble entrance foyer leading to the spacious living areas.
A magnificent Fyfe kitchen, with granite benchtops and solid rimu fittings, is centrally situated. There is easy access to a spacious family lounge and a sheltered outdoor entertaining area. Underfloor heating in the kitchen and family room provides winter warmth, and there is a feature gas fireplace in the lounge.
A single downstairs bedroom opens to the outdoors, and on the first floor there is a second bedroom and the master bedroom - the latter enjoying a luxury en suite, walk-in wardrobe and private balcony. A large study could make a fourth bedroom.
The property is for sale as a going concern at an asking price of $2.6 million. Contact David Savery at Bayleys on 309 6020 for details.
