A4ha property on the outskirts of Kumeu has provided pleasure and security for harness racing enthusiasts Rob and Jan Dempsey for 15 years.
There three children have roamed the paddocks, stayed overnight in a makeshift lakeside cabin and caught eels in the lake, which is set deep in the property. Meanwhile, the Dempseys have grazed and part-trained a small standardbred team.
The property, for sale at an asking price of $1,350,000, reflects the huge demand for quality lifestyle units centred around the thriving Kumeu township. It is within 100m of the Huapai District School, the well-known Nobilo winery is across the road and the commercial heart of Kumeu is a couple of kilometres away.
According to Ron Gussey, of Norwest Real Estate, Kumeu, the land has Future Urban zoning with Rodney District Council, so it is an attractive investment prospect. A proposed road has been designated along one boundary, and in the event of urban subdivision it would provide access to several residential lots.
"This has been a great place for the family," say the Dempseys. "But it's time now for us to move on. It's time for a change of life, so long as we can find room for a horse or two."
The sheltered property is divided into six paddocks, north-facing and in average pasture. A few head of cattle are grazed "to help pay the rates". There is a three-horse barn, a cluster of outbuildings with their own access to Station Rd and ample water. The outbuildings include a second barn and workshop.
The Dempseys built a comfortable brick-and-tile home seven years ago. It features a modern kitchen with gas and electric appliances and a cosy family dining area opening to a large family lounge.
Three bedrooms, the family bathroom and an office are situated off a hallway, the master bedroom enjoying an en suite and access to an outdoor balcony. Built to capture full sunlight, the house occupies a slightly elevated site within easy reach of the barns and other buildings.
The latter include the original farm cottage close to Station Rd and a self-contained unit with one bedroom, a lounge and dining area. The unit provides ideal guest or rental accommodation.
A small paddock - in excellent pasture - a loading ramp and stock yards are nearby, and the area has ample tank water.
