The park has conference room/classroom and offers excellent team building activities for groups, families, school camps, sports groups and corporate seminars.
Prujean says the opportunity to purchase the business and assets of Clark's Beach Holiday Park has only arisen because the current owner of 18 years now wishes to retire "and let another family enjoy an ever ongoing holiday lifestyle".
Prujean says the business has low maintenance buildings and will give a good year round income allowing a new owner to spend with their family "or keep a day job in Auckland".
The land is leased from Auckland Council and there is around 28 years remaining on the original 33-year term. The ground rent is based on a percentage of business turnover and is currently around $12,000 per annum..
"Holiday makers who are guests at the park come to Clarks Beach for the fishing, boating, swimming, golf or just to relax with their family and friends," Prujean says.
A selection of accommodation options suits a variety of incomes and comprises lodges housing up to 18 persons, five cabins, six motel styled units, eight on-site caravans, backpacker units, a hundred tent sites including some with power sources and 14 Leisurebuilt units.
All the accommodation facilities are set around centrally located amenities which include men's and women's shower and toilet facilities,a solar-heated covered swimming pool, TV room, laundry, games room, internet kiosk and wireless connectivity, trampoline and children's play equipment, barbecues with covered dining area; fish cleaning and smoking facilities, boat ramp, boat cleaning area and boat parking; and gated security.
The purchase of the business assets includes a large three-storey, five-bedroom family home with attached office, store rooms and garaging for easy operation. The ground floor comprises a near new kitchen, large lounge, two bedrooms, two offices, bathroom with separate toilet, laundry and two single garages. The second floor has the master bedroom with ensuite and large wardrobe, bathroom with separate toilet and two good sized bedrooms. Prujeans says the commute to Auckland airport at Mangere from Clarks Beach Holiday Park takes about 40 minutes. "Pukekohe is 30 minutes' drive away and Papakura 15 minutes so it is ideal for someone wishing to retain their current job. The park is owned by a single guy who has Friday to Monday off every second weekend and who has help from one part-time cleaner and a full-time caretaker, who manages the park in his absence."
Prujean says that over the last two years the vendor has invested over $250,000 on upgrading the holiday park's amenities with the profit line showing a marked improvement.
"These improvements include changing to eco-friendly lighting among other things to trim the power bill and putting new decks and roofs on existing buildings. The older onsite caravans have been slowly replaced over the last five years with new Leisurebuilt one and two bedroom units which are clean, tidy and appealing to the eye."
The rural aspect of the area is also a big draw card for holiday makers wanting a break from city life in Auckland and yet not wanting to travel long distances to enjoy the peace and quiet of a rural seaside environments.
