Horsewoman Jenny Jennings has a message for all New Zealand trainers: "Teach your horses to relax and you will train a lot more winners," she says.
It is advice straight from the heart, for Jenny has worked with horses for 45 years, mainly in training establishments in Britain and the United States.
For the past eight years, she has prepared horses for equestrian competitions on a delightful 5.6ha property on Lewis Rd, Karaka.
Much of the training takes place on an all-weather, 60m by 25m equestrian area and nearby pen - a semi-enclosed arena with a compacted lime-rock base. Other features of the site include six stables and a storage shed.
The rolling well-drained pasture is ideal for horse and cattle grazing.
Jenny describes her 185 sq m cosy four-bedroom cottage as very English with a touch of New Zealand.
"It has a lovely sunny outlook, right in the heart of some of the finest horse country in the world," she adds.
Built eight years ago, the cottage features an open-plan kitchen and lounge with views to every corner of the property. There is easy access to a wide veranda, small patio and an outside covered area leading to a double garage. There are two bedrooms downstairs, a main bathroom and a laundry concealed behind folding doors adjacent to the kitchen.
The two bedrooms upstairs include the master bedroom with en suite.
A well-presented, 77 sq m granny flat includes a neat lounge, kitchen, two bedrooms, bathroom, laundry and garage.
The property is for sale through Bayleys, Papakura, at an asking price of $695,000. Phone Rex Gazzard on 298 2525 for details.
