CEDRIC GRAY checks out a new subdivision near Clevedon in a delightful, well-sheltered location.
An 83ha property near Clevedon - fertile enough to graze a high-producing dairy herd - has been subdivided into five attractive lifestyle blocks. These promise to further diversify farming activity in the district.
The land slopes gently to the north from Clevedon Kawakawa Bay Rd. It is a delightful, well-sheltered location with three of the units enjoying coastal boundaries. A fourth has a long road frontage 5km from the township and the fifth unit has two cottages, a herringbone cow shed and a hay barn.
The size of the development is attracting interest in a region where there is an interesting mix of small lifestyle properties, vineyards and dry stock farms. Two of the units are more than 18ha, two more than 17ha and the road frontage unit is 10ha.
Known as Coastal Bay Estate, the subdivision has been carried out by the vendor, who ran a dairy herd on the property until a couple of years ago. The land, in excellent pasture, is at present grazing dairy bulls.
Two of the coastal units have tidal river access to Waitemata Harbour, and all three are reached by a newly created access road, which skirts a large lake that the vendor built for farm irrigation. It has become a popular playground for kayakers and jet-skiers.
All three have mature shelter trees, including totara, and one of the units - a former kiwifruit orchard - retains a large packing shed. The tidal stream on the north-eastern boundary leads to the nearby Clevedon River.
The coastal units have underground power reticulation, they are well-fenced and have excellent building sites.
Chris Duder, of Bayleys, Papakura, describes the estate as one of the most attractive subdivisions in the Clevedon-Whitford district for a number of years.
"The investment options are many and varied," he adds. "I can see thriving horticulture, boutique sheep or cattle studs, horse adjistment, quality homes and a few paddocks grazing ponies."
