A high specification chilled and frozen foodstuffs' distribution facility in Auckland's Highbrook industrial precinct is being offered for lease from early 2017, presenting the opportunity for businesses requiring chilled and frozen warehousing to move into a ready-made facility.
"This property is unique due to its specialisation - there are no other quality facilities of this size and type available for lease in south Auckland," says Andrew Hooper of Colliers International who, with colleagues Brad Johnston and Greg Goldfinch, is exclusively marketing the property for lease.
The 2865sq m building - including freezers, chillers and office space - sits on a 10,818sq m site at 8 Pukekiwiriki Place, Highbrook, East Tamaki.
"The facility will attract any tenant in the food or food preparation industry who needs chiller and or freezer space as well as ambient storage," Hooper says.
"The massive concrete yard - with six loading docks - also renders it the perfect distribution centre thanks to ease of access and turning for trucks."
Purpose-built by Big Chill eight years ago, the property comprises high stud warehousing areas including 1121sq m of chiller space, 662sq m of freezer space, a 428sq m Environmental Loading Area (ELA) and 147sq m of canopy.
Hooper says Big Chill Distribution is an established chilled and frozen freight company that has a fleet of 130 line haul and metro refrigerated trucks throughout New Zealand, from Kaitaia to Invercargill.
"The company has expanded further in recent years and is moving onto a recently constructed premises, also in East Tamaki, which is three times the size of the Pukekiwiriki Place property."
Johnston says the opportunity relies around any chilled user not having to build again for themselves.
"Built to an extremely high specification, this niche property is ready-made for businesses with chiller requirements to move straight in."
The office area is a tidy and modern space totalling 507sq m which includes partitioned and individual offices, as well as a boardroom.
"There is plenty of parking for both staff and visitors - with 63 available spaces at the rear of the property - as well as three points of access to the property, with separate access for cars and trucks," Johnston says.
"A key benefit to this property is its location in the supply-stricken Highbrook industrial precinct. The property has great road frontage to Pukekiwiriki Place which is adjacent to the Kerwyn Ave roundabout.
"East Tamaki is a well-established commercial location and Auckland's most popular industrial suburb. Recent large scale development of the Highbrook Business Park, of which Pukekiwiriki Place is a part, and Eastfield Industrial Park is increasing the area's desirability with national brand tenants such as Fisher & Paykel, Steel & Tube, OfficeMax, NZ Post and United Industries nearby."
Goldfinch says the property is also only a few minutes away from the motorway.
"East Tamaki is in a key strategic location, with the Highbrook Drive interchange positioned a short distance to the west providing effective links to the airport, port, CBD and other business areas within the region.
"Access to nearby industrial areas such as Manukau City and Mt Wellington is also within minutes, and the property's access to the wider East Auckland region is superb. Accordingly, Highbrook has seen a huge take up of land due to its location."
Amenities close by include The Botany Town Centre, which provides a wide range of goods and services, Goldfinch says.
"East Tamaki also has established and ever-growing residential catchments within a very short commute - providing ease of access to a skilled labour force as well as convenience for consumers and other local businesses."
