Hastings clinic poised for healthy return

The Totara Health in Hastings comprises two connected buildings.

The land and buildings housing one of the Hawke's Bay's biggest private medical healthcare providers has been placed on the market for sale.

The Hastings consulting rooms of Totara Health is a 606sq m complex sitting on some 1950sq m of land wrapped around the corner of St Aubyn and Nelson Streets. The practice operates as a sister site to Totara Health's Flaxmere clinic.

The clinic comprises two joined buildings. The first - "The Cottage" is a converted residential building constructed in the 1920s and totally refurbished and repurposed specifically to Totara Health's special requirements. The single-storey structure houses six air-conditioned patient consulting rooms, a reception, and office space.

The second building referred to as "Red Towers" was built in the 1990s and redesigned and refitted out as a medical practice in 2012 with further extension completed in 2015.

The Red Towers consists of a further 14 patient consulting rooms for doctors and nurses, private staff lunch room and toilet, a toilet for disabled patients and a cleaner's room.

The premises is constructed of reinforced concrete foundations and flooring, with steel and wood framing, aluminium joinery, and Colorsteel roofing.

Entry to both buildings is wheel chair-friendly, and all 20 patient consultation rooms have their own vanity wash basin for hygiene purposes. The Cottage building comprises 179 square metres, and Red Towers space totals 427sq m.

The Totara Health complex is being marketed for sale by Bayleys Hastings through a tender process closing on April 12. The property features in Bayleys' latest Total Property magazine.

Bayleys Hastings salesperson Paul Garland said Totara Health had a 15-year lease on the freehold property running through to 2030, with two further five-year rights of renewal.

As one complex, the property generates an annual net rental of $155,000 - with Totara Health paying all operational expenses.

"With 26 asphalt-paved car parks for exclusive use by Totara Health patients and staff, the property has two high-profile frontages bordered by well-maintained lawn and garden areas," Garland said.

The St Aubyn St/Nelson St intersection sits in the buffer zone between Hastings CBD and nearby residential areas. Hastings District Council traffic counts record up to 16,000 vehicles passing through the crossroads on a standard weekday. On St Aubyn St, the property has 25m of road frontage, while on Nelson St, the site has a 24m road frontage. Garland said Totara Health had a long-standing reputation in the wider Hawke's Bay community for its work among the Maori and Pacific Islands population. Combined, the Totara Health clinics in Hastings and Flaxmere have an enrolled patient register of 14,200 people.

The Hastings clinic operates five days a week with a weekend service for patients at the Flaxmere clinic. The practice is staffed by up to seven general practitioners, five practice nurses, a dietitian, prescribing pharmacist, health navigators, customer service and administrative staff.
